Groundbreaking at Greenside by Radom and MetroNational

HOUSTON — (Realty News Report) —Radom Capital and partner MetroNational have broken ground on Greenside, a retail redevelopment that will anchor a growing area of Memorial City north of Interstate 10.

Michael Hsu Office of Architecture envisions Greenside as a family-friendly community hub centered around an acre green space with native plantings, canopy trellises, a children’s play structure and patios. Three buildings, totaling 35,000 SF, are expected to be ready for tenant build outs in the first quarter of 2026.

Houston-based Endurance Builders is the general contractor for the project.

“We’ve been thrilled by the market’s initial reception to Greenside,” said Radom Capital Vice President Barton Kelly. “We have multiple leases in draft that are in various stages of negotiation from some fantastic food, fitness, and wellness operators accounting for approximately 75% of the available square footage.”

Michael Hsu and Radom Capital created the noteworthy Montrose Collective mixed-use development near the corner of Westheimer and Montrose, adjacent to the site of the historic Felix Mexican Restaurant.

Greenside represents the first collaboration between Houston-based Radom Capital and MetroNational. Radom Capital is known for notable retail projects such as M-K-T Heights and Montrose Collective, while MetroNational is the longtime developer and owner of Memorial City, a 300-acre development encompassing retail, hospitality, residential, medical and office space.

Located at 1085 Gessner next to Jimmy’s Place Park, Greenside is near Kirby Ice House, Torchy’s Tacos, and Mia’s Table. It reflects the partners’ shared vision of creating spaces that inspire and leave a lasting legacy.

“We’ve been eager to interject more unique moments and outdoor spaces into the Memorial City user experience, and Radom Capital and Michael Hsu Office of Architecture both exceed in creating those environments,” said MetroNational CEO Jason Johnson. “Greenside will offer a polished urban experience unique to the area.”

Greenside is part of a recent movement to develop property on to the north side of the freeway, is a major expansion in MetroNational’s 300-acre Memorial City development. In the initial decades of the Memorial City’s development, growth was concentrated south of Interstate 10, including the Memorial City Mall, a retail hub in west Houston. MetroNational, which was founded in 1954, owns and manages some 10 million SF of commercial real estate.
