HOUSTON – Groundbreaking has been held for an office building that is being constructed on the site of the old Courtyard on St. James wedding venue in Houston.
Nelson Murphree Legacy Partners, LLC held a ground breaking ceremony this week for its new boutique-style office project located at 1885 St. James Place just northwest of the Galleria in Houston, Texas. The 15-story project will have 165,146 square feet of office space.
JLL’s Agency Team led by Senior Vice President Chrissy Wilson with Vice President Chris Dekker, Vice President Russell Hodges, and Associate Laura Carr have been selected to lead the marketing efforts on behalf of ownership, 1885 St. James Place Partners, L.P., which is being developed by Nelson Murphree Legacy Partners, LLC – Dennis Murphree, Patrick Murphree, Dennis Nelson, David Nelson and Ryan Clark. JLL’s Capital Markets team of Executive Managing Director Tom Fish, Managing Director Paul House and Vice President John Ream secured construction financing through Plains Capital Bank.
The architect is Jackson & Ryan and general contractor is Tellepson Builders, The building will provide nine floors of office space atop six levels of above-grade parking with a goal of LEED Silver Certification. 1885 St.
James is located in San Felipe Green, where Marvy Finger is developing a multifamily project. The Courtyard on St. James wedding venue, which was popular for social functions for many years was demolished to yield the construction site for the new building.

“We have the unique status of breaking ground on the only multi-tenant office building in the Galleria area in 2014,” said David Nelson, partner at Nelson Murphree Legacy Partners, LLC. “The site-work and foundation is projected to be complete by February 2015 and we anticipate topping out by October 2015. Tenant improvement work can begin as early as December 2015 with occupancy in March of 2016.”
