HOUSTON — (Realty News Report) — McGrath Real Estate Partners announced the grand opening of the Artistry Design District, a 400-unit apartment development inspired by the surrounding Houston Design District.
Situated just inside Loop 610 on more than 9 acres at 3939 W. 12th Street, Artistry Design District is 57% leased with 42% of the units already occupied. The four-story complex is about 7 miles from downtown near the Houston Design Center, a collection of showrooms featuring furniture, accessories, fabrics, lighting, flooring, art, and décor.

The grand opening occurs as apartment construction has tapered off in the Houston area after years of strong activity. More than 9,100 units broke ground across the region in 2024, down from 22,440 starts in 2023, according to Yardi Matrix.
Nearby, McNair Interests is developing a 371-unit apartment project at 3001 W. 11th in the Timbergrove area.
Located north of I-10 between Old Katy Road and Hempstead Road, Artistry Design District offers seven different floor plans with studio, one and two bedroom options. The units feature contemporary finishes, open concept kitchens with quartz countertops, and 10-foot ceilings on the top floor.
Residents have access to a community clubhouse, fitness center, lounges, a gourmet kitchen, coworking spaces, a Pet Park and Paw Spa. An event venue with a center stage for live music anchors the outdoor amenities, which include a pool with sun shelves, private cabanas, and green space. Memorial Park is close by.
McGrath Real Estate Partners acquired the land for the development in 2022. The company specializes in multifamily, student housing, and single-family lot development.
