NAI Partners recently arranged a 2,000 SF retail lease for IE Body & Foot Massageat Westheimer Marketplace Shopping Center, 12423 Westheimer Road at Dairy Ashford. NAI Partners’ Jason Gaines and Shaffer Braun represented the landlord in the transaction. The tenant operates a number of local massage and wellness businesses.
Birmingham Fastener and Supply has signed a new lease for 103,466 SF at 6535 Guhn Road. Graham Horton with CBRE Houston was the broker for the tenant. Jeff Cairns, also with CBRE Houston, was broker for the landlord, Forum Us Inc. Aspiring Dental Solutions, LLC, has signed a 4,040 SF lease at 2950 South Gessner. Doc Perrier and William McCarthy with Finial Group, which represented the landlord in the transaction, secured the lease. Finial Group manages and leases 2950 South Gessner.

Sunnova Energy Corp., a residential solar and battery storage service provider, has acquired a lease for 11,214 SF of office space at 20 Greenway Plaza for short-term expansion. The firm is currently leasing 52,452 RSF in the building. Chris Oliver of Cushman & Wakefield was broker for the tenant and Steve Rocher and Marilyn Guion with CBRE in Houston were brokers for the landlord, 20 Greenway Plaza LLC.
CBRE Capital Markets’ Debt & Structured Finance team has obtained $28.9 million in construction financing for the development of Abacus Alamo Ranch, a multifamily property of 320 market-rate units in San Antonio. The loan is funded through the U.S. Department of Housing and Urban Development’s Section 221(d) (4) new construction mortgage insurance program. Casey Knust of CBRE’s Austin office and Chad Ricks of CBRE’s Dallas office originated the loan through CBRE’s FHA lending platform on behalf of the sponsor and developer, Heiser Development Corporation.

On behalf of the partnership between Contrarian Capital Management and Cameron Management, JLL’s Capital Markets has secured $52.8 million to refinance the historic, 600,000 SF Esperson office building in downtown Houston. MetLife Investment Management provided the loan that replaces maturing debt on the building. Tom Melody, Paul House, John Ream and Connor Harrell led the JLL team on the transaction. Kevin Saxe and Alex Hayden with CBRE were brokers for the tenant.
