HOUSTON – TPMC Realty Corp. has launched a $16 million redevelopment of Park Towers, the iconic two towers in Uptown located on the east side of Loop 610 at Post Oak Blvd.
Located near Memorial Park, the Park Towers were constructed in the early 1970s, one of the first major office developments along Loop 610 in what eventually became known as the “Galleria Area” and then “Uptown.”
Park Towers has two 18-story office towers that each contain 273,000 rentable SF. The total rentable square feet for both towers is about 545,000 SF.
Houston office market veteran Bob Parsley, Co-Chairman and Principal of Colliers International, is handling the leasing for the Park Towers.
“Combined there is over 300,000 plus SF of class A office space available with two contiguous blocks of 111,250 SF spanning 5 floors (one in the north tower and one in the south), and multiple options for exclusive tenant signage capabilities,” Parsley said. “We have the ability to customize our efficient floor plates into creative open layouts for a large tenant or space saving innovative solutions for a smaller suite, and provide the same high-end finishes and amenities to each.”
The redevelopment of Park Towers is projected to be completed by the end of 2016.
Houston-based Ziegler Cooper Architects is the architect, and O’Donnell Snider Construction is the general contractor.
With the Houston office market showing signs of softness in the wake of the oil price declines, the redevelopment of the Park Towers will stand out as one of the most significant office redevelopments occurring in Texas this year.
“TPMC strongly believes in the future of the Houston office market and that this type of quality office product will create a strong demand, ” said Steven M. Seltzer COO and EVP of Dallas-based TPMC, developer and manager of Park Towers.
The transformation of Park Towers extends to all tenant common areas from elevator bank corridors and restrooms; to the concierge style lobby of each building, high performance fitness facility, tech savvy conference center, and a state-of-the-art elevator modernization.
Some highlights include:
- Restrooms equipped with luxury hospitality-like finishes and sustainably focused automatic flushing, soap, water and hand towel dispensers
- Lobbies have welcoming concierge layout, 4 panel flat screen displays, with updated security badge technology and Wi-Fi throughout
- Fitness facility with high performance Precor equipment connected with TV/Web/Wi-Fi and personal audio/visual systems. The health club atmosphere extends to the locker rooms and showers.
