Legendary Tower Signs Attorneys

HOUSTON – (Realty News Report) – Munsch Hardt Kopf & Harr, P.C, a Texas-based law firm, has nearly doubled its office space in the Pennzoil Place building in downtown Houston with the assistance of Stream Realty Partners.

The law firm will nearly double its office space from 21,382 SF on one floor to 40,833 SF on two floors at Pennzoil Place, 700 Milam St.

“While many firms were reducing in size over the pandemic, we had the opposite problem,” said Phil C. Appenzeller Jr., CEO of Munsch Hardt. “We were quickly growing and wanted to find a space for true integration, collaboration, and long-term success. Stream was critical in uncovering an environment that will support the evolving legal workplace and inspire our staff.”

Gensler architecture will direct the interior build-out. The law firm’s two floors will be connected by a statement staircase that allows the totality of the new space to be used as an opportunity for interaction.

A growing trend, interior staircases in corporate offices contribute to employee health and wellness, according to architect Maria Perez, Gensler’s Sustainable Design Director.

Pennzoil Place – The Building That Changed the World

Pennzoil Place is no ordinary building. Developed by legendary developer the late Mr. Gerald D. Hines, Pennzoil Place ushered in global change in the way skyscrapers were designed and built.

With Pennzoil Place, Mr. Hines broke the mold of skyscraper design and development, proving his belief that memorable design by outstanding architects could achieve significant commercial success.

Designed by Philip Johnson and John Burgee, Pennzoil Place broke the boring mold of architectural sameness. Pennzoil Place consists of two trapezoidal towers wrapped in dark glass. The 36-story tower – standing 523 feet tall – sits on a downtown Houston block bounded by Capitol, Rusk, Milam and Louisiana streets. Completed in 1975, the Pennzoil Place, was named Building of the Decade by New York Times architecture critic Ada Louise Huxtable. Pop artist Andy Warhol traveled to Houston to take Polaroids snapshots of it. Ordinary Houstonians talked about it and went downtown to see it.

Houston-based Miller LaPoint Construction is the general contractor for the law offices.

“Munsch Hardt has maintained a watchful eye on how the return to work would affect an assemblage of attorneys, some of whom had never officed together,” said Stream Houston Senior Associate Adam Ross. “We were empowered to be bold and find an economical, long-term solution that satisfied their desire to grow and to retain, recruit, and develop talent.”

Adam Ross, Director Craig McKenna, Managing Director Ryan Barbles, and Senior Construction Manager Kristin Wallwith Stream represented the tenant. Tyler Garrett with Transwestern represented the landlord in the transaction.
