HOUSTON – (Realty News Report) – A major renovation is underway at Energy Tower II as the owner positions the building to attract new office tenants with amenities such as a new on-site restaurant, tenant lounges and conferencing facilities.
Landlord Mac Haik Enterprises and its leasing agent CBRE unveiled plans to modernize the 17-story tower at 11720 Katy Freeway. The upgrades, which are slated for completion in September, will help the Energy Corridor building compete in a submarket that has drawn an outsize share of Houston’s leasing activity as companies upgrade their space, often locating near their employees on the west side.
The Energy Corridor, where many of the world’s leading energy companies have offices, is outperforming most of the city’s office submarkets.

Energy Tower II was developed in 2008 by Mac Haik, a former receiver for the Houston Oilers before he became an auto dealer and real estate developer. It’s part of a campus near I-10 and Kirkwood with 1.3 million-SF of office space and an Embassy Suites Hotel.
“Mac Haik Enterprises operations cover a multitude of business ventures including, office buildings, auto dealerships, hotels and hotel management, restaurants, billboards and general real estate development,” said Joseph Kubicki, Chief Operating Officer at Mac Haik Enterprises who is overseeing the renovation. “As part of our ongoing success, we are always improving our assets and providing the highest quality experience for our clients and customers.”
HOK is the architect and EE Reed is the general contractor for the project.
Highlights include an addition at the building entry that will create a new arrival experience and an expanded lobby. A tenant lounge with a coffee bar in the lobby will connect via a new stairway to new conferencing and boardroom amenities on the second floor. Outside, covered seating areas will connect to the building lounge. A new, elevated dining and bar concept with valet drop off is planned. Other updates include a modernized fitness center, private outdoor exercise area, and a refreshed parking garage.
Energy Tower II lost a main tenant with the departure of Technip Energies last year. Bubba Harkins and Jenny Sealy of CBRE handle leasing of behalf of Mac Haik Enterprises.
“The building recently signed a 46,000-SF lease for an engineering firm underscoring the role that top-tier, amenity rich workplaces play in the success of a business,” said Harkins, Executive Vice President at CBRE. “The landlord’s commitment to further modernizing the property will completely address the needs of today’s tenants, creating new interest from occupiers across the market.”
