Massive 64 Building Industrial Park Sold in Biggest Deal Ever

HOUSTON – (Realty News Report) – A joint venture of the Adkisson Group and PCCP has acquired the facilitated the sale of Northwoods Industrial Park, a 2.7-million-square-foot, 64-building industrial campus in Northwest Houston.

The transaction represents the largest known industrial campus sale in Greater Houston by square footage and acreage, according to Stream Realty Partners, a Texas-based commercial realty firm.

Located near Highway 290 and the Sam Houston Tollway, Northwoods Industrial Park spans approximately 230 acres and was sold by The Texas Development Company to a joint venture between the Adkisson Group and PCCP.

The development is 98% occupied by a mix of local, national, and international tenants and it has a Union Pacific rail spur.

Stream Vice Chairman Jon Farris represented the seller in the transaction and has subsequently been selected to lead leasing for the property. The late Travis Land of Partners Real Estate represented the buyer.

“It was a pleasure to work with Raymond Krell, the Peterson family, and the entire team at The Texas Development Company throughout this disposition process,” said Farris. “Northwoods Industrial Park is truly a one-of-one asset that would be nearly impossible to duplicate. The property offers heavy cranes, massive power, expansive yard space, and proximity to a dense labor pool at a time when tenant demand for crane-served facilities in Houston has never been higher, with no indication of slowing in the foreseeable future.”

Northwoods Industrial Park is one of the region’s largest concentrations of industrial space. Every building within the park features one or more bridge cranes ranging in capacity from five to 75 tons, with crane hook heights ranging from 21 to 29 feet.

Located at 11919 FM 529, the industrial park is situated outside the 100- and 500-year floodplains.

“The late Travis Land was instrumental in bringing this opportunity together and advancing it from the beginning,” Farris said. “Seeing it close at this scale is a testament to his leadership, the relationships he built, and the trust he earned throughout his career. Travis left an extraordinary legacy in Houston’s commercial real estate community, and his impact continues to be felt today.”

Separately in North Houston, Adkisson Group recently secured construction financing for Commerce Center Industrial Park, a nine-building industrial development at FM 1960 and Aldine Westfield Road. The project, totaling 509,250 square feet, is being developed within North Houston Commerce Business Park, a 189-acre development of Houston-based Partners Real Estate.

In another major Houston transaction, Cabot Properties acquired Port 225 Commerce Center, a 484,056-SF industrial development by Brightshore Capital in the Southeast submarket.

Brightshore, formerly GTIS Partners, acquired the 26.5-acre site in 2023 and completed the development in 2025. Port 225 consists of a 128,992-SF rear-load warehouse and a 355,064-SF cross-dock facility in the 300 block of Beltway Green Blvd. The sale follows an unsolicited offer from Cabot Properties.

“The sale of Port 225 ahead of our original business plan reflects the strength of our disciplined investment approach, beginning with strategic market selection and a focused asset management and execution throughout the investment lifecycle,” said Robert McCall, Partner at Brightshore Capital. “We identified Houston’s Southeast industrial submarket for its proximity to the Port of Houston, access to major transportation infrastructure and established logistics demand.”
