HOUSTON – (Realty News Report) – Howard Hughes has broken ground on the first build-to-suit medical office building in its Bridgeland community for Memorial Hermann Health System.
The nearly 51,000-SF medical office building will serve as a catalyst for future planned medical facilities within Bridgeland’s master plan, bringing high-quality, accessible care to more than 25,000 current residents.
At full buildout, Bridgeland is projected to be home to approximately 70,000 residents.
“This groundbreaking marks an important milestone in Bridgeland’s continued growth,” said Jim Carman, President of the Houston Region for Howard Hughes. “As in our community of The Woodlands, our long-term vision for Bridgeland is focused on enhancing the quality of life for current and future residents.”
Memorial Hermann’s Bridgeland facility set to open at the southwest corner of Tuckerton Road and Fry Road in summer 2026. The office will offer a wide range of on-site services, including emergency services, primary care, pediatrics, and sports medicine.
Tellepsen Builders and Powers Brown Architecture are serving as the general contractor and architect for the project. Kyle Price is the Senior Vice President, Service Lines at Memorial Hermann Health System.
Memorial Hermann was represented by Tony Armstrong with A.A. Armstrong Commercial Real Estate in arranging the development. Jacob Weersing with Capital Retail represented Howard Hughes.
JLL’s Tim Gregory and Kendall Kerr lead all medical leasing efforts for Howard Hughes in Bridgeland.
New commercial development in Bridgeland also includes Greater Houston’s first mass timber office development, One Bridgeland Green, which is scheduled to open this fall. The 50,000-SF office building reached 80% leased shortly after breaking ground.
