Midway Tees Up New Office Building Project in CItyCentre

HOUSTON – (Realty News Report) – Midway Companies has moved the proposed CityCentre Six office tower to the forefront of its construction plans for its CityCentre mixed-use development in west Houson.

The 16-story CityCentre Six project is the logical progression for the mixed-use development, which began when Midway bought the old Town & Country Mall there in 2004. Town & Country Mall is long gone. The old-school regional mall was replaced with Midway’s open-air, walkable environment.

The 50-acre CityCentre, at the southeast corner of the Katy Freeway and Beltway 8, now boasts over 600,000 SF of office, 400,000 SF of retail/restaurants, about 1,200 multifamily units and the upscale Hotel Sorella, in addition to some brownstone homes.

CityCentre Six will be located across the street from CityCentre Five building on the north end of the development, nearer to the Katy Freeway. Midway recently sold a majority interest in its CityCentre Five office building to Lionstone Investments, paving the way for Midway to focus on the next office building.

Colvill Office Properties is leasing CityCentre Six, which will have about 275,000 SF of office space and 8,500 SF of street-level retail space. The site, located at the traffic circle at the corner of Town & Country Way and Town & Country Blvd.,  has been cleared and scraped. Preleasing is underway, but no tenant has been announced.

In 2020, this spot will be one of the busiest construction zones in Texas because there’s more than CityCentre Six being teed up for construction.

Immediate adjacent to the CityCentre Six site, Marathon Oil Corp. is starting a build-to-suit office tower. Hines is expected to develop a 500,000 SF building for Marathon there. Marathon announced it would move into the new building in 2021, but that completion date is looking increasingly doubtful as time rolls on with no vertical construction taking place.

Marathon has offered scant information about its new tower, which will have frontage along the Katy Freeway. The oil company will be vacating the Marathon building at 5555 San Felipe in the Uptown area. M-M Properties is launching a major redevelopment of the San Felipe building, preparing to attract new tenants after the end of Marathon’s tenancy.
