12-Story Apartment Tower Opens in Upper Kirby

HOUSTON – (Realty News Report) – Rone Residences, a 12-story apartment tower in Upper Kirby near River Oaks, has welcomed its first residents.

Hoar Construction, the general contractor, announced the completion of the urban high-rise, which was developed by High Street Residential and designed by ZCA Residential.

The 209-unit complex at 2311 Westheimer broke ground in early 2023 on a parcel just east of Kirby Drive that was previously the longtime home of the Antique Pavilion. The building contains four levels of parking, 2,900 SF of retail, and a tenant lounge with city views on the top floor.

“Delivering a project of this caliber in an urban setting required close coordination, a strong team and innovative solutions, something at which our teams continue to excel,” said Lance Smith, project executive at Hoar. “Rone Residences is a testament to our commitment to quality and represents the latest addition to our growing portfolio of multifamily properties across the Houston market.”

Located in walking distance to restaurants and shops, Rone Residences offers one, two and three-bedroom plans ranging from 890 SF to 2,200 SF. Amenities include a 24/7 concierge desk, fitness center, tenant lounges, and a dog run. Rents start at about $3,000 a month.

Rone Residences is in an area that has been increasing in density as properties are redeveloped. Nearby, Nashville-based Southern Land Co. has proposed a mixed-use project with apartments, office, and retail at 2811 Kirby Drive for its entry to Houston.

Ziegler Cooper Architects

Around the corner, Ziegler Cooper Architects (ZCA Residential) designed 2727 Kirby, a 30-story condominium tower that opened in 2009. Houston-based Ziegler Cooper Architects also designed the 43-story Parkside Residences apartments in downtown Houston for High Street Residential, a subsidiary of Trammell Crow Co. Other nearby work includes the 24-story Hanover Autry Park apartment building along Buffalo Bayou.

Hoar Construction’s roster of residential projects includes nearby Novel River Oaks, a 738,488-SF community on Willowick near Westheimer; the 33-story X Houston in the Museum District; and The Lane, a seven-story apartment community in The Woodlands.

Elsewhere in Houston, High Street Residential opened the second phase of a garden style rental community at The Residences at Kingwood East in early 2024. The project offers 109 for-rent townhomes and 72 apartment homes.

ZRS Management is managing and leasing Rone Residences.
