HOUSTON – (Realty News Report) – Mitsubishi Corporation (Americas) has leased 91,761 SF in the 1100 Louisiana tower in one of the largest downtown office leases in recent years.
“Houston is a critical hub for us, and this move to 1100 Louisiana represents an important investment in our team and our future here,” said Shuji Kobayashi, EVP, Business Development, Mitsubishi Corporation (Americas) and General Manager, Houston Branch, Mitsubishi Corporation (Americas).
Winfield Haggard Jr. and Diana Bridger, both of Partners Real Estate, represented the landlord, Fantome Tower LP, in the lease transaction.
Tim D. Relyea, Executive Vice Chairman at Cushman & Wakefield, represented Mitsubishi Corporation (Americas).
The 55-story building, which was developed by Hines, rests on a block bounded by Lamar, Smith, Dallas and Louisiana.
Mitsubishi Corporation will occupy floors 31–34 – a significant addition as the building continues attract top-level tenants.
“Having the great opportunity to work with Mitsubishi for over 40 years on some of their real estate decisions, I am ecstatic they have decided to relocate their Houston Branch to this world-class space,” said Relyea.
Partners Real Estate said in a news release that Downtown Houston remains the “premier live-work-play district in the region, offering the city’s highest concentration of hotel rooms — approximately 9,000 — along with its most diverse dining options and top-tier sports venues.” Downtown sports stadiums and arenas include Toyota Center (home of the Houston Rockets), Daikin Park (home of the Houston Astros), and Shell Energy Stadium (home to the Houston Dynamo and Dash).
The district also provides employers with unmatched access to talent: its central location allows companies to draw employees from every part of the metropolitan area, supported by the city’s primary bus network, which converges downtown and gives employers exceptional hiring flexibility.
These advantages are a key reason why the ownership group of 1100 Louisiana also owns two other major downtown office buildings — 910 Louisiana and 811 Louisiana — and why Mitsubishi has chosen to maintain its downtown presence after nearly 50 years in the area.

Designed by the Skidmore, Owings & Merrill architecture firm, the 1.3 million SF skyscraper is wrapped in Spanish Rose granite and features rose-colored windows. Years ago, the tower was called Interfirst Plaza.
In 2024, the Frost Brown Todd law firm has leased 24,000 SF in the building, another transaction handled by Haggard and Bridger.
In making the move to Houston Center, Mitsubishi will be coming out of downtown’s Houston Center development.
