Moody Rambin: New Office Project in Pearland, Texas

PEARLAND, Texas — After leasing up the first phase of Shadow Creek Business Center, an office building in the Houston suburb of Pearland, ZT Group is planning to start a second phase building.

Pearland has seen extensive residential and retail construction over the last 10 years, but the submarket has been slow to be recognized as an office location.

The second phase will be a four-story, 80,000-sf building, located just west of Highway 288 on Shadow Creek Parkway.  Mr. Taseer Badar is CEO of ZT Group.

Moody Rambin Interests, a large Houston-based real estate firm, just announced the final lease that filled the phase one building.  Hatch Mott MacDonald Group, Inc. leased 19,523 sf at the 11233 Shadow Creek Parkway building, Pearland, Texas. Derek Beck, CCIM, Senior Vice President of Moody Rambin represented the building owner, ZT Group Business Center One (Pearland), L.P. Ryan Fassett, Transaction Advisor of Moody Rambin, represented the tenant in negotiations.  Hatch Mott MacDonald will take occupancy this year.

Phase I is fully leased with tenants that include Delta Rigging, Hatch Mott McDonald, Altus, Dr. Corbett Ellis, DDS, Enrique Tabaraini MD, Executive Suites, Switch Beers Enterprises.

Walt Cameron, of Moody Rambin, will continue to oversee the property management of the building and Derek Beck will continue to represent the owner in leasing.
