HOUSTON — Arch‐Con Construction has started construction on a two-story office building near the Grand Parkway, west of Houston’s Energy Corridor in the Katy area.
Mission Companies is the developer of the office project, called Grand Corners II.
This 23,531 square‐foot tilt‐wall office building, 22316 Grand Corner Drive, will be a sister building to The Mission Companies’ existing Entrust Building, completed in 2013.
“Grand Corners II came about due to the strong demand we had for the first building which was fully leased quickly after construction,” said David Nelson, president of Mission CM Services. “And we currently have several tenants who are interested in the new space.”
Office occupancy has been declining in Houston following the decline of oil prices, which dipped below $35 a barrel earlier this week.
But there are still some development opportunities for smaller buildings in certain submarkets.
“While the broader office market is softening, there are still pockets for savvy developers who are successful with new office projects. Mission is capitalizing on a segment of Houston that has a current need for local office space and is constructing a building that is the correct scale,” said Michael G. Scheurich, president and CEO of Arch-Con Construction.
“We are working other boutique office developments in Sugar Land and the Heights,” Scheurich said.
Sam Hansen with NAI Houston is the leasing agent for Grand Corners II, which is a multi‐tenant building. Financing is by Plains Capital Bank.
“The Entrust Building brought roughly 100 jobs to the area and we look forward to the completion of Grand Corners II as it will bring additional companies and jobs to our area,” said Katy Area Economic Development Council President Lance LaCour.
Arch‐Con Construction is the general contractor for Mission’s Katy project. Ziegler Cooper Architects is the architect, Brown & Gray Engineers is the civil engineer and Pinnacle Structural Engineers is the structural engineer. Arch‐Con estimates delivery of the building to be May 2016.
