OK Boomer – New Home Community Underway for 55 + Up Buyers

HOUSTON – (Realty News Report) – Serenity Communities by Gracemark Homes is developing Serenity at Meridiana, an active-adult community south of Houston.

Active-adult communities, intended for homebuyers age 55 and older, attract buyers from the massive Baby Boomer generation.

This new neighborhood will be in Meridiana, a master-planned community located along the Highway 288 corridor in Iowa Colony. With a gated entrance, Serenity at Meridiana encompasses more than 45 acres and will have 144 homesites.

“There is a real need for more active-adult communities, particularly in south Houston,” said Adrian Jacob, head of the development group. “Our Serenity Communities will offer homes designed for mature active adults and designated exclusive amenities on a scale that encourages a sense of community.”

Jacob, who has worked in housing for a number of years, is launching the new Serenity Communities company with the initial project in Meridiana.

Among new Houston-area communities, Meridiana ranked 24thin annual housing starts with 230 new homes, according to a second-quarter report by Metrostudy.

“Our focus will be on developing exclusive, more intimate neighborhoods that will make it easier for like-minded individuals to get to know each other and enjoy the active carefree lifestyle that they desire,” Jacob said.

Pre-sales in Serenity at Meridiana are expected to begin in October with two model homes opening in the second quarter of 2021. Gracemark Homes will be the exclusive builder, offering eight home designs priced from the mid $200,000s to the upper $400,000s. The floor plans offer two and three bedrooms, open concept living and covered patios.

Residents of Serenity at Meridiana will enjoy a private clubhouse with a pool, pickleball and bocce ball courts, as well as access to amenities enjoyed by all Meridiana residents. A lifestyle director will keep Serenity at Meridiana residents busy with a variety of activities.

Another firm, Caldwell Communities is developing a 1,200-acre active adult community in Willis, north of Houston. The Caldwell project, this  gated residential community, Chambers Creek Ranch, will consist of 3,000 homes designed for those 55 and older.

America’s Home Construction Boom

Overall, on a nationwide basis, the housing market is showing significant strength, boosted by mortgage rates around 3 percent.

Sales of newly built, single-family homes rose in July to its highest pace since 2006, according to the National Association of Home Builders. Sales increased 13.9% to a seasonally adjusted annual rate of 901,000 units, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The July rate is 36.3% higher than the July 2019 pace.

“New home sales are benefitting from the suburban shift, as prospective buyers seek out affordable markets in order to obtain more residential space,” said NAHB Chief Economist Robert Dietz.
