Patrinely and Realterm Start Austin Project

AUSTIN – (Realty News Report) – Patrinely and Realterm are developing 439,300-SF speculative industrial project consisting of four buildings located near State Highway 130 and McAngus Road in Austin.

The project is slated for completion in first quarter of 2025. KBC Advisors, led by Mo Green, Trey Blasingame and Will Bost will handle the leasing under the direction of Dennis Tarro of Patrinely. Catamount Constructors is the general contractor.

With a strategic location in Southeast Austin, these buildings will provide highly visible tollway frontage access. Approximately 6.5 miles north of the site is the SH 130 and SH 71 intersection. The 4 million-SF Tesla Gigafactory is located in the area.

“We are pleased to announce this significant milestone and our partnership with Realterm as we expand our footprint in Central Texas,” said Noam Newman, Vice President, Industrial Development for Houston-based Patrinely.

Patrinely will market the project as Airfield 130. Encompassing 34.5 acres, the four rear-load buildings, spanning from 75,000-SF to 150,000-SF, will each feature 32′ clear heights and 190′ truck court depths and together offer 129 total dock-high doors.

“Austin continues to experience tremendous population, job and e-commerce growth and is a manufacturing base for many large companies. We look forward to jointly delivering this project in a market with strong demand for industrial properties,” said Ed Brickley, Managing Director and Senior Fund Manager for Realterm.
