Patrinely Signs Major Tenant in New Tower

DENVER – (Realty News Report)Brownstein Hyatt Farber Schreck, LLC, a national law and lobbying firm, has leased 100,000 SF of office space in the new Block 162 skyscraper developed by Houston-based Patrinely Group and USAA Real Estate in downtown Denver.

Located at 675 15th Street, between Welton and California Streets in downtown’s Central Business District, Block 162 is a 30-story, 596,295-SF, Class A speculative office building that is certified LEED Gold. The building was completed in 2021.

The Block 162 building includes 20 floors of office space on Levels 11–30. The façade comprises an all-glass curtainwall system, offering views of the Front Range from every office floor through 10-foot, clear windows. The average floor plate size is 29,300 SF, designed to feature zero interior columns within the office floorplates. The building includes more than 9,000 SF of ground-floor retail in three retail lease spaces. The project offers parking at a ratio of 1.7 cars per 1,000 rentable SF with parking spaces located within three underground parking levels and a 10-floor, above-grade podium garage.

The law firm will be the building’s largest tenant. It is expected to move in in the spring 2023 on floors 26, 27, 28 and 29.

“Our move to Block 162 in Denver’s central core reaffirms a commitment to the city and Colorado that Norm Brownstein, Jack Hyatt and Steve Farber made when they founded the firm 54 years ago,” said Brownstein’s Managing Partner Rich Benenson.

“We are pleased to announce this office lease in Block 162 with Brownstein Hyatt Farber Schreck,” said Robert Fields, president and CEO of Patrinely Group.

Todd Wheeler and Doug Wulf of Cushman & Wakefield represented Brownstein and Dennis Tarro of Patrinely Group represented the landlord.

Founded by Dean Patrinely, the Patrinely Group is a national real estate investment, development, and management firm focused on large scale, Class A, mixed-use office, multifamily, and, most recently, data center and industrial properties in major markets.
