HOUSTON – (Realty News Report) – IHP Capital Partners, a national residential real estate investment firm, is developing the 1,458-acre Peachtree community, which will have over 3,400 new homes.
Site work is underway on the initial 206 acres, where 535 single-family lots are expected to be completed in the second quarter of 2027.
The plan for Peachtee calls for a recreation area featuring a lazy river pool and outdoor pavilion. The community will include retail, parks, open space, tree preservation areas, and land for two sites for potential use as elementary schools.
The community is located in Brazoria County, near the cities of Alvin and Liverpool. The developer has closed on the purchase of the initial 206 acres and will take down more land across multiple phases with closings scheduled approximately every 18 months.
When completed t, IHP and development partner, Texas-based Scarborough Lane Development, will deliver approximately 3,400 lots to builders and sites for retail development.
Peachtree is located five miles east of Highway 288 and 28 miles south of downtown Houston. The land for the development, located off FM 1462 near Savannah Plantation Drive, surrounds the Savannah Plantation community.

Scarborough Lane Development, which sourced the transaction and is managing horizontal development, brings extensive experience in Texas land planning, entitlements, infrastructure delivery, and the use of Municipal Utility Districts to support large-scale residential development.

IHP in the Lone Star State
IHP’s active residential projects include Kresston, a 1,400-acre community in Magnolia co-developed with Johnson Development Corporation, and Sunfield, a 2,795-acre community in Buda developed with Scarborough Lane. IHP’s build-for-rent platform, TerraLane Communities, is also partnering with Scarborough Lane to develop TerraLane at Campo del Sol, a new rental community featuring 300 modern two-story homes within the 2,300-acre Campo Del Sol masterplan in North El Paso.
The Highway 288 Corridor
The master-planned community’s proximity to the Highway 288 corridor will provide a convenient route to urban employment centers, include the Texas Medical Center where more than 100,000 people are employed.
For many years the Highway 288 corridor, due south of downtown Houston, had been devoid of large-scale development and master planned communities.
Cattle grazed on places that are now covered with housing, retail development, warehouses and suburban office buildings..
In the 1980s, a solid attempt was made with Southwyck, a master planned community south of FM 518 and east of Highway 288. The Southwyck golf course and scores of homes were built before hard economic times came and a Chapter 11 was required.
The area languished for a while. Then land developer Mr. Larry Johnson stepped up to the plate.
Mr. Johnson was the key figure in popularizing Pearland’s 288 Corridor. In 1994, Mr. Johnson bought the unfinished Southwyck community.
Mr. Johnson, backed with investment dollars from Prudential, relaunched the project, renamed it Silverlake, and focused his marketing efforts on the easy commute offered by Highway 288 at that time.
Homebuyers responded in droves. Within 27 months of Silverlake’s grand opening in April 1995, it was No. 2 community in home sales for the entire Houston area.
Mr. Johnson, who passed away in 2022, became one of the largest community developers in the nation. Because of his pioneering success, the Highway 288 Corridor, including Pearland, Alvin and Manvel and wide swaths of Brazoria County, became a major market for residential development, followed by retail, medical and other uses.
