Pearland Build To Rent Project Opens

PEARLAND, Texas – (Realty News Report) – Houston-based Wan Bridge will soon open Ivy Forest Estates, a build-to-rent community of upscale townhomes in Pearland’s Ivy District.

Now pre-leasing, Ivy Forest Estates will add a second residential option to the Ivy District, a 42-acre mixed-use development in the Lower Kirby district. Ivy Lofts, a 335-unit apartment complex by Sueba USA, opened there in 2024.

The Ivy District is a development of America Modern Green Development LLC at the southwest corner of South Spectrum Boulevard and Highway 288. The company is a subsidiary of Beijing-based Modern Land Co. Ltd.

“We’re thrilled to continue expanding our footprint in the Houston metro area with Ivy Forest Estates,” said Ting Qiao, CEO of Wan Bridge. “As families navigate an uncertain housing market, build-to-rent communities like ours offer the perfect solution, combining the space and comfort of a single-family home with the flexibility and convenience of renting.”

Wan Bridge developed and built the community planned for 46 rental townhomes, which will be managed by in house by its TBDM division. The townhomes feature 10-foot ceilings, upgraded finishes, oversized windows, open floor plans, and two-car garages in back.

The townhomes range from three to four bedrooms and rent from $2,400 to $2,700. Sizes range from 1,675 to 1,858 square feet.

Nearby is Ivy Park, which connects with Pearland’s trail system via a pedestrian bridge over Clear Creek.

The community is about 13 miles south of downtown Houston and 10 miles to the Texas Medical Center.

Founded in 2016, Wan Bridge develops, builds, and operates build-to-rent communities in Greater Houston, Dallas/Fort Worth, and Central Texas. The company recently announced the development of Cadia Grand Court, a 144-home build-to-rent community in Richmond. Frontera Shores, a 201-unit project in Lewisville, will deliver in North Texas this year.
