Tarantino Buys Pearland Retail Center

PEARLAND, Texas – Shadow Creek Marketplace, a retail center near Highway 288 in Pearland, south of Houston, has been sold Tarantino Properties of Houston.

Retail is hot in Pearland, located 12 miles south of Texas Medical Center. A significant number of homes have been constructed recently in Pearland, which had a 50 percent increase in single-family building permits in 2015.

Shadow Creek Marketplace is a 42,332-square-foot retail center situated on 20.5 acres, located at 11005 Shadow Creek Parkway, just west of Highway 288.

JLL Capital Markets represented the seller of the shopping center, Gulf Coast Commercial Group, a Houston firm that developed the project, completed in 2009.

The center is 94 percent leased, with 2,604 square feet available for occupancy. Tenants include national retailers Subway, Little Caesar’s, Cricket Wireless, Sport Clips and Nationwide Insurance. The center is anchored by a 100,000-square-foot Kroger Signature grocery store.

JLL Managing Director George Cushing, Senior Vice President Wendy Vandeventer and Associate Meaghan Gallacher led the JLL team on the transaction.

Houston-based Tarantino is active in many sectors of commercial real estate, multifamily, seniors housing and provides retail leasing and management services throughout Texas including major cities such as San Antonio, Austin, Houston and Dallas.
