RNR Real Estate Briefs from Realty News Report  — – THE WOODLANDS — Colliers  announced the sublease of a 14,581 SF Class A office suite at 1735 Hughes Landing Blvd. in The Woodlands. The sublessee, Skyline Industrial Supply, was represented by Tom Condon Jr., Jillian Fredericks, Norman V. Munoz, Michael Wu  and Nic Fang  of Colliers. The sublessor, Exxon Mobil Corporation, was represented by Lonna Jenks, Beau Bellow  and Ronnie Deyo  of JLL.


HOUSTON — Oxford Partners  represented Kureha America in the lease renewal of 7,226 SF on Harwin Drive. Oxford Partners’ John Harris  and Stephen Hazen   represented the tenant, Kureha America. The landlord, PHP PWBC Venture LLP, was represented by Lesley Rice  of Partners Real Estate. 


MONTGOMERY, Texas – D.R. Horton Homes bought 14.4 acres to augment the 138-acres it is developing as the Chapel Lakes community off of Rabon Chapel Road in Montgomery, north of Houston. Newcor’s David Alexander and Josh Cheatham facilitated the sale.


HOUSTON – Colliers announced the purchase of an 89,000-SF industrial property on 9.7 acres at 15800 Export Plaza. The property was purchased by Apricus Realty Capital led by Garrett Marler, Cort Martin, and Matt Haley and was represented by Jason Tangen and Paul Dominique of Colliers. The seller was represented by Jason Powell of Northmarq.


KATY, Texas — Hilco Real Estate Sales is handling the sale of a 39,360-SF sports complex on 5.5 acres at 1808 Woodcreek Bend Lane in Katy. Built in 2019, this sports complex has four large courts that meet NBA and NCAA regulations for basketball and volleyball. Bid deadline is Sept. 18. The sale is being conducted by Order of the U.S. Bankruptcy Court District of the Southern District of Texas in Houston, Bankruptcy Petition No. 23-32826.


HOUSTON — Oxford Partners  represented TexasFood.com, LLC, in the lease of 3,019 SF at 20220 Hempstead Road. Oxford Partners’ Julia Ly  represented the tenant, TexasFood.com, LLC. The landlord, Fort Capital, was represented by Ryan Young  and Thomas Pfeifer  of Fort Capital. 


HOUSTON – The Finial Group announced a new lease for D Volt Co. at 4214 Dayco Street in Houston. Andrew Bischoff and Tyler Holt represented the tenant


THE WOODLANDS, Texas – Newcor announced the leasing of 3,320 SF at 1755 Woodstead Court, securing full occupancy for a boutique office building. Ryan Dierker of Newcor represented the landlord, Keyes Holdings LLC. The tenant was Diamond Consulting Group.


SUGAR LAND, Texas — Oxford Partners  represented Agha Engineering in the lease renewal and expansion of 9,744 SF at 1080 Eldridge Road. Oxford Partners’ Nathan Buckhoff  represented the tenant, Agha Engineering. The landlord, Broadshore Capital Partners, was represented by Matthew Asvestas  of Stream Realty. 

TEXAS — RNR Real Estate Briefs from Realty News Report

AUSTIN — Colliers  and Northmarq  announced the sale of the Twin Towers multi-tenant office building in Austin on behalf of Omninet Capital. This is one of only two such transactions in Austin for 2024. The property, encompassing 203,221 SF, is on 7.18 acres at 1106 Clayton Lane. It was 59 percent leased at the time of the sale. Northmarq’s Scott Lamontagne  and Chase Gardner   collaborated with Doug Rauls  of Colliers, who represented Omninet, the seller. The buyer was represented by Michael Bullard  of Dovetail Commercial.


SAN ANTONIO –  JLL Capital Markets  has completed the sale and financing of Cottages at Leon Creek, a 284-unit, build-to-rent (BTR) multi-housing project at 12839 Berthoud. JLL’s team representing the seller included Robert Arzola, Ryan McBride  and Robert Wooten.  The BTR/Single Family Residential team consisted of Matthew Putterman  and Daniele Colbertaldo.  JLL Capital Markets’ Debt Advisory team was led by Jayme Nelson, Brian Carlton  and Leon McBroom. 


ARLINGTON, Texas — Cushman & Wakefield  arranged the disposition of Cooper I-20 Building C, a 401,115 SF industrial structure in Arlington. The firm’s Jim Carpenter, Jud Clements, Robby Rieke, Trevor Berry, Madeleine Supplee, David Eseke  and Mark Collins  represented Barings  in the sale.


AUSTIN — Partners Real Estate  arranged the sale of Royal Palms Mobile Home & RV community at 7901 E Ben White Blvd. Partners’ Landan Dory  represented the seller, Royal Palms Manufactured Homes and RV Community, Ltd. 


SAN ANTONIO – CBRE has been awarded the leasing assignment for multiple build-to-suit industrial opportunities in southwest San Antonio. The three land parcels total 657 acres and are adjacent to Union Pacific’s San Antonio Intermodal Terminal . Union Pacific, which owns the land, partnered with Panattoni Development Co. to develop the sites, may have up to 7 million SF of industrial space.

NATIONAL — RNR Real Estate Briefs from Realty News Report

SAN DIEGO, Calif.   Cushman & Wakefield  brokered the lease of 50,573 SF of Class A industrial space at the new Britannia Tech Park in San Diego’s Otay Mesa submarket. The new tenant is Irvine, Calif-based Foxx Development. Houston-based Hines  owns the project.


PHOENIX, Ariz. — Dream Finders Homes,  one of the nation’s largest homebuilders, is expanding to Phoenix where it recently closed on 300 homesites in two communities. The builder, a publicly traded company based in Jacksonville, Fla., is ranked No. 12 on Pro Builder’s 2024 Housing Giants Report.


ATLANTA, Ga. — Shorenstein Investment Advisers  has acquired 14th & Spring,  a 12-story, Class A office tower in Atlanta.  The 324,000 SF facility is located in Midtown Atlanta. Shorenstein plans capital improvements. CBRE  will lease the building.

ETC  – RNR Real Estate Briefs from Realty News Report

HOUSTON — Houston-based Silver Star Properties REIT bought a 907 unit, 81,370-SF self-storage facility located in Delray Beach, Fla. for $26.5 million. The Delray Beach storage facility acquisition is an identified replacement property for previously sold legacy assets in furtherance of the company’s pivot strategy and utilization of 1031 tax-free exchange transactions with a goal of eliminating or minimizing any tax cost.
