RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Lee & Associates announced the sale of an 80,164-SF industrial manufacturing facility at 1121 Buschong Street in the North Houston submarket to Timber Hill Group. Situated on 6.43 acres, this single-tenant industrial facility includes 14,250 SF of general office space. Justin Tunnell and Richard Glass of Lee & Associates, represented the seller, Schlumberger Technology Corp.

SUGAR LAND – Taste Kitchen + Bar leased 6,500 SF at 1550 Lake Pointe Parkway in Sugar Land for its second Houston area location. The refined Southern comfort food restaurant opened in December. Michael Pittman II and Jeremy J. Harris of Cushman & Wakefield represented Taste Kitchen + Bar. Jazz Hamilton of CBRE represented landlord Brixmor Property Group. The restaurant is in Lake Pointe Village, a 162,263-SF shopping center anchored by Whole Foods. Taste Kitchen + Bar also operates a Downtown Houston restaurant at 420 Main and is seeking to expand in suburbs such as The Woodlands, Humble, Spring, and Kingwood, and outside Houston.

TOMBALL, Texas – Colliers announced the sale of a 7.37-acre development tract for a multi-occupier commercial buildings project on South Cherry Street in Tomball. Tom Condon Jr. of Colliers represented the seller. James Mashni and Joseph Sturek of First Houston Properties represented the buyer.

LA PORTE, Texas – A partnership between MyPlace Self Storage and Nuveen has acquired Spencer Mini Storage, a 55,775-SF self-storage facility at 11220 Spencer Highway in La Porte. Adam Roossien, Matthew Wheeler, Steve Mellon, and Brian Somoza of JLL represented the seller, ExchangeRight. Spencer Mini Storage consists of 11 single-story buildings totaling 511 units, 37% of which are climate controlled. The property also has 79 boat or RV parking spaces.

HOUSTON –AS3 Solutions sold the 16,074 SF building at 5611 Clinton. Oxford Partners’ Perry Mazzone and Matt Rogers represented the seller while Steven O’Connor and Marc Lawson of PrinGroup Commercial represented the buyer.

LA PORTE, Texas – LS Cable & System USA has opened a logistics hub at Port Crossing Commerce Center in La Porte, Texas, to support its rapidly growing busduct business. Busduct prefabricated power distribution systems are widely used in data centers to efficiently deliver electricity to server racks and critical equipment. Port Crossing Commerce Center is a 300-acre industrial park developed by Prologis.

MONT BELVIEU, Texas – Century Communities has expanded its offerings in Mont Belvieu with the opening of the Grand Oaks community. The development is located off Highway 146 near the Grand Parkway at 11315 Old Fashion Circle. Homes ranges from 1,937 to 3,818 SF and start in the low $400,000s. The community is in the Barbers Hill Independent School District and has no MUD fees.

LA PORTE, Texas – DLP Capital, a private real estate investment firm based in St. Augustine, Fla., closed on a $44.1 million Freddie Mac refinancing loan for the 350-unit Morgan’s Landing apartments in La Porte. Capital One provided the loan. The complex is owned by the DLP Housing Fund.

HOUSTON – Austin-based Brohn Homes has expanded into Houston with the acquisition of the Houston division of HistoryMaker Homes. The company will continue building and selling in communities previously operated HistoryMaker in Houston.

HOUSTON – ShopOne Centers, together with its joint venture partners Pantheon and a leading global institutional investor, announced the acquisition of Beltway South, a 114,099-SF shopping center along Beltway 8 in southeast Houston. Beltway South is anchored by a renovated Kroger and includes tenants Petco, Cato, Subway, and State Farm. The deal marks ShopOne’s first investment in Texas and brings its portfolio to 23 grocery-anchored centers.

HOUSTON – Mountaintop Consulting leased 2,231 SF at 1300 Post Oak Blvd. Perry Mazzone of Oxford Partners represented the tenant. Jenny Sealy of CBRE represented the landlord, Four Oaks Place Operating LP.

HOUSTON – Winshaw LLC, a manufacturer and supplier of precision components and engineered solutions for the energy, aerospace, and industrial sectors, renewed its 8,400-SF lease at 6403 Brittmoore Road. Hudson Shaw and Chase Tucker with Finial Group represented the tenant.

HOUSTON – Fusion Building Systems leased 12,000 SF at 3446 Lang Road. Jack Rathe and Brandon Preece with Stream represented the landlord, Leonard Maartens Properties. Michael L. Fuqua P.C. represented the tenant.

MISSOURI CITY, Texas – New Promise Neuropathy leased 3,721 SF at 4925 Highway 6 S., Suite B, Missouri City. D.J. Hale and Britney Barcus of Oxford Partners represented the tenant. Bruce Frankel of Frankel Development Group represented the landlord, H&Y Holdings.

DALLAS – CRC Group, formerly known as TIH, has signed a 49,000-SF lease at Lakeside Square to consolidate and relocate its Dallas operations. CRC will bring together 200 employees from four Dallas-area offices into one location at the intersection of North Central Expressway and LBJ Freeway. Gini Rounsaville and Trevor Franke of JLL represented building owner Acram Group. JLL’s Conor McCarthy and Taylor Dickerson, along with Kyle Stanich of Lincoln Property Co., represented the tenant. The lease brings Lakeside Square to 85% occupancy.

DALLAS – Provident, a Dallas-based real estate development and investment firm, has purchased One Triumph Place, the former Triumph Bank Building, at 8401 North Central Expressway, Dallas. In 2026, Provident will relocate its headquarters to the 257,000-SF office building where multiple contiguous floors are available for lease. The building will be rebranded as One Provident Place.

PLANO, Texas – Assembly Park, a mixed-use development owned and managed by Triten Real Estate Partners at 6200 K Avenue in Plano, announced two office leases. High Point, a family-owned, Christian travel company that specializes in travel for churches and mission trips worldwide, will occupy 11,183 SF within Assembly Park’s 180,000 SF of contiguous office space. Porch Warranty, a home warranty provider, leased 11,569 SF. Assembly Park has 135,587 remaining SF of office space. Newly opened retail includes Assembly Icehouse, Tacoro Tacos & Tequila, and Cliff Coffee.

SAN ANGELO, Texas – Apollo Real Estate Capital acquired Lone Star Storage Center, a property consisting of 334 non-climate and 210 climate-controlled units totaling 69,525 net rentable SF in San Angelo, Texas. The property was part of a larger, family-owned portfolio with locations across Texas. Bill Bellomy, Michael Johnson, Logan Foster, and Hugh Horne of Versal represented the seller, Texas Lone Star Storage Centers and also procured the Texas-based buyer.

DALLAS – Dallas-based Apricus Realty Capital, in partnership with ABR Capital Partners, acquired 6110 Chippewa Drive, a 2.3-acre infill industrial outdoor storage property in the West Dallas/East Brookhollow industrial corridor. The property includes a 7,082-SF service building. Historically owner-occupied for equipment rental and service operations, the property is suited for a range of IOS uses, including contractor yards, fleet storage and maintenance, utility and infrastructure services and other outdoor storage-intensive industrial users. Davidson Bogel Commercial Real Estate sourced the transaction and will lead leasing efforts on behalf of Apricus.

ROUND ROCK, Texas – Cadence McShane Construction Co. has completed The Preserve at Mustang Creek, a 252-unit affordable housing community in Round Rock developed by Broadway Street Development. Designed by Merriman Anderson Architects, the community integrates three-story garden-style apartment buildings centered around a clubhouse. The development was funded in part by the Texas Department of Housing and Community Affairs.

AUSTIN – Life Time opened Life Time South Lamar, its fifth location in Austin. The 57,000-SF lifestyle focused fitness club covers two floors of the mixed-use Bouldin project at 1301 South Lamar.

MIDLAND, Texas – Silverstone Partners and JSB Capital Group launched a joint venture to acquire multifamily and build-to-rent acquisitions across primary and secondary markets. The partnership has acquired a four-property portfolio of BTR communities in Midland, Texas, from Related Companies. The portfolio comprises 277 homes with an average unit size of 1,300 SF. Silverstone will lead investment sourcing and day-to-day management through Claireville Residential, its vertically integrated multifamily operations platform based in Austin.

FORT WORTH – A joint venture between Ad Astra Capital and TMGOC Ventures has acquired the 162-room Home2 Suites Fort Worth Cultural District. The property was sold by Southeastern Real Estate Group in a transaction led by Kami Burnette of Hunter Hotel Advisors.

SAN ANGELO, Texas – A private investor from Mexico City acquired Sunset Plaza, a 92,000‑SF shopping center anchored by Ross Dress for Less, HomeGoods, and Petco in San Angelo, Texas. Garrett Wood, Kevin Fryman, and Lee Csenar of Hanley Investment Group Real Estate Advisors, in association with ParaSell, represented the seller, a private investor from Orange County, Calif.

FARMERS BRANCH, Texas – Wombat Bakehouse renewed its 1,887 SF lease in Alpha Plaza, 4887 Alpha Road, Farmers Branch. Erik Blais of Bradford Commercial Real Estate Services represented the landlord, Kennington Alpha Plaza LLC. Alex Flores and Johann Gerdts of TIG Real Estate Services represented the tenant.

DESOTO, Texas – Zika Enterprises has acquired a 0.86-acre tract at 400 E. Pleasant Run Road, DeSoto, from Journey Baptist Church. Kyle Espie of Bradford Commercial Real Estate Services represented the buyer. Regina Foster of Hopkins Realty & Associates represented the seller.

CLEVELAND – Trademark Property Co. has been selected to oversee leasing, management, remerchandising and improvements at Beachwood Place, a 977,613-SF shopping center in Beachwood, Ohio, an affluent suburb of Cleveland. The center is anchored by Dillard’s, Nordstrom, and Saks Fifth Avenue. Trademark is working with Maria Macali of Fleurish Strategy and Marketing on event programming and other marketing initiatives.

ANNAPOLIS, Md. – PGIM, the global asset management business of Prudential Financial, alongside with Trademark, has sold Annapolis Town Center to Federal Realty Investment Trust. Since Trademark was tasked with improving the 479,000-SF mixed-use property in 2018, rents have increased by more than 50% and sales have grown by 35%. The work included creating the Boathouse Pavilion & Green as a central gathering place with an entertainment stage, shaded seating, and outdoor games, upgraded storefronts, and landscaping to enhance the center’s walkability and visual appeal. The Annapolis Town Center has 434,000 SF of retail space, 45,000 SF of office, and 550 multifamily homes.

SAN JOSE, Calif. – DivcoWest, a DivCore Capital company, in a partnership with Grove Real Estate Partners, has purchased The Campus at Trimble, a four-building, 253,000-SF R&D campus at 375-441 West Trimble Road in North San Jose. Newmark represented the seller. Surrounded by Silicon Valley’s major innovation employers such as Nvidia, Microsoft, Cisco, and Figure AI, the campus is occupied by AutoX Technologies, an autonomous driving company, Cepton, a developer of Lidar-based automotive technology, and Verizon.

HUNTSVILLE, Ala. – JLL Income Property Trust announced the $32 million acquisition of Westbury Square, a community retail center in an established submarket of Huntsville, Ala. The 115,000-SF center is 100% leased.

RADNOR, Pa. – EQT Real Estate has acquired a 13-building logistics portfolio totaling more than 1.6 million SF. The assets are located in high-growth, infill markets throughout the U.S., including Orlando, Jacksonville, Chicago, Greenville-Spartanburg, Houston, San Antonio, and Indianapolis. José Lobón of CBRE National Partners represented the seller.
