RNR Real Estate Briefs from Realty News Report  – HOUSTON — Edge Capital Markets  brokered the sale of Southwest Corporate Center at 9700 and 9702 Bissonnet St. Micha van Marcke  and Chace Henke  of Edge represented the seller. Southwest Corporate Center is a renovated 525,580 SF office and medical campus anchored by Texas Children’s Pediatrics, the State of Texas and DIRECTV. The campus sits on 39 acres near Highway 59 South and Sam Houston Tollway. The property offers turn-key suites primed for lease-up, and 8.6 acres of land. The infill property was sold in a competitive live bid event.


HOUSTON — Will Murchison  and John Saucer  of Junction Commercial Real Estate  brokered the lease of a 4,000 SF building at 2512 Woodhead St. in Houston. The pair represented the tenant, Elite Business Solution.


THE WOODLANDS, Texas — Newcor represented JD Davis, a financial advisor with Ameriprise Financial, in the acquisition of an office condominium at 25329 Budde Road.


HOUSTON — First Industrial Realty Trust, Inc., a fully integrated owner, operator and developer of industrial real estate, announced it is developing First Liberty Logistics Center in Northeast Houston. First Industrial recently broke ground on the 424,560 SF development after pre-leasing 50 percent of the building. The project, representing a total investment of an estimated $44.3 million, is expected to be delivered in the third quarter of 2025.


HOUSTON — Oxford Partners  represented Pioneer Millwork in the lease renewal of 19,973 SF at 8353 – 8399 Kempwood Drive in Houston. Oxford Partners’ John Harris, Stephen Hazen  and Jacob Summers  represented the tenant, Pioneer Millwork. The landlord, Prologis, was represented by Ryan Patronella  of Prologis.


HOUSTON — Kevin Sims   of Houston-based NewQuest,  with colleagues Shireen Owlia  and David Meyers,  are spearheading EoS Fitness’ site search and lease negotiations in Houston. Dallas-based EoS Fitness will convert a shuttered Bed Bath and Beyond in the Center at Baybrook, a 363,830 SF project fronting Interstate 45. Representing the landlord, Kimco Realty,  was in-house broker Christi Vinzant.  Also, at Easton Commons Plaza, EoS Fitness will  turn a vacant theater into a gym. The Kroger-anchored, 203,495 SF Class A development fronts TX 6 in the Copperfield trade area. Kathy King  and Charles Blaschke  of Edge Realty Partners Houston, LLC,  represented the landlord, Easton Houston, LLC.


MAGNOLIA, Texas – SVN | J. Beard Real Estate facilitated the sale of 22 acres on Nichols Sawmill Rd. Diana Gaines and Laura Everson represented the seller, and the buyer was represented by Robin Inzer with Century 21 Western Realty.


MISSOURI CITY, Texas — Buffalo Wild Wings leased 5,200 SF of retail space in Fort Bend Town Center II at TX 6 and Fort Bend Parkway, Missouri City, from NewQuest Properties. Andrew Alvis  and Bob Conwell  of NewQuest represented the landlord. Bruce Frankel  of Frankel Development Group represented the tenant.


HOUSTON – Oxford Partners  represented Texpower in the sublease of 12,156 SF at 6935 Brittmoore Road, Houston. Oxford Partners’ John Harris, Jacob Summers  and Stephen Hazen  represented the sublessor, Texpower. The sublessee, Texpower Inc., was represented by Chris Abel  of KW Commercial. 


TEXAS CITY, Texas — Buc-EtAl, LLC,  has sold 2.79 acres at Outlets Boulevard and Interstate 45/Gulf Freeway in Texas City to Roadhouse Enterprises Inc. Brad LyBrand  and Krystal Peeler  of NewQuest  represented the seller. Jeff Scarborough  of Scarborough Real Estate, LLC,  represented the buyer.


MISSOURI CITY, Texas — Oxford Partners  represented Tairona Investments, LLC, in the sale of the 1,225 SF building at 4220 Cartwright. Oxford Partners’ Perry Mazzone  represented the seller.


MAGNOLIA, Texas — Skip’s Beer, Wine & Liquor has leased 3,500 SF of retail space in Shoppes at Magnolia Circle, 33108 Magnolia Circle, Magnolia, from NewQuest Properties. Lara Lee LaMendola  and Andrew Alvis  of NewQuest   represented the landlord. Zahrah Stocks  and Claudia Molony  of Resolut RE   represented the tenant.


MONTGOMERY, Texas — Shipley’s Donuts  has leased 1,700 SF of retail space in Pine Market, 763 Fish Creek, from Pine Market Sidestreet, LLC. Kevin Sims   and Nick Ramsey  of NewQuest  represented the landlord. Brian Leardon  of RUE  represented the tenant.


HOUSTON — Will Murchison  and John Saucer  of Junction Commercial Real Estate  represented Speck Family Interests, LP, in the lease of a 6,000 SF manufacturing space at 9415 Windfern Road in Houston. The tenant, True Classic Restorations The House of Kandyz, LLC, was represented by Sne Patel of ABC Realty Advisors.

TEXAS —RNR Real Estate Briefs from Realty News Report

DALLAS – Hines,  with partners Mitsui Fudosan America and McNair Interests, announced the opening of Maple Terrace Residences, 3003 Maple Ave. in Uptown Dallas. The first residents have moved into the 3.4-acre mixed-use development anchored by the original 1920s Maple Terrace building, which has been preserved and transformed into a modernized boutique destination. The project features a new 22-story residential tower, 157,000 SF of office space and 15,000 SF of street-facing restaurant space.


AUSTIN — High-end furniture distributor Four Hands secured a full-building lease at Airport Logistics Center Building 2 in Southeast Austin. At 570,000 SF, the lease is the largest industrial deal in the market this year. Chad Marsh  of Endeavor represented Four Hands in the deal. JLL’s Ace Schlameus  and Kyle McCulloch handle leasing onsite on behalf of the landlord, Dalfen Industrial.


AUSTIN – CBRE  has arranged a first lease for the Utah-based pickleball concept, The Picklr, in Austin. The indoor pickleball franchise leased 39,642 SF at The Preserve at 620. Majors  and Carson Hawley  with CBRE  in Austin represented The Picklr while Sean Couey  and Jason Steinberg  with ECR  represented the landlord, Vegas Sun, LLC. The Preserve at 620 is a former Walmart Super Center redeveloped into 225,000 SF of mixed-use space. The project has creative office, a fitness center,  putting green, basketball court and dog park.


SAN ANTONIO – Houston-based Vero Sade, a multifamily development firm,  opened its two debut projects in the San Antonio metro: Us 1604, a 444-unit, four-story community at 4710 N Loop 1604 E, and Us Cibolo, a 288-unit, three-story community on Cibolo Commons at FM 1103. Starting one-bedroom rents at Us Cibolo and Us 1604 are $1,200 and $1,400 per month, respectively.


ARLINGTON, Texas — Direct Caps Co. Ltd. has leased 11,944 SF of distribution space at 1025-31 Avenue G, Arlington, from TJJ Properties LLC. Chris Kennedy of Bradford Commercial Real Estate Services  represented the tenant. Michael Stanzel  of NAI Robert Lynn  represented the landlord.

NATIONAL — RNR Real Estate Briefs from Realty News Report

DENVER, Colo. –  JLL Capital Markets  arranged a $72.4 million construction loan for The Amble, a 42-unit residential project at the base of Steamboat Springs Ski Resort in Steamboat Springs, Colo. JLL worked on behalf of the borrower, East West Partners, to secure the construction loan through a regional bank.


NEW YORK, N.Y. – GFP Real Estate, LLC,  announced that Denham Wolf Real Estate Services signed a lease for 9,253 SF on the 25th floor of 520 Eighth Ave. in the Garment District.

Hines, Trez Capital Start 1,000-Acre Project

DALLAS – Hines with partners Trez Capital and the Furst Family, have acquired the initial 90 acres of what will become Furst Ranch, a master-planned community in Denton County.

The project, located outside of Dallas between Flower Mound, Bartonville, and Argyle, will ultimately span over 1,000 acres. Furst Ranch will consist of three distinct neighborhoods, each catering to diverse homebuyer preferences: High Plains with 1,100 lots ranging from 50′ to 80′ lots, Prairie Vista with 200 lots ranging from 0.5 to 1 acre, and Cross Timbers with 74 lots ranging from 1 to 2 acres.

The newly acquired 90 acres are part of the High Plains neighborhood, with development already underway. The remaining 948 acres will be bought over the next six years.

“The acquisition of the initial parcel sets the stage for this meticulously planned, multi-phase community in a prime location,” said Dustin Davidson, managing director at Hines.

Future phases of Furst Ranch may include senior living facilities, retail, and other diverse living options to create a comprehensive community experience.

John Hutchinson is the Co-CEO and global head of origination at Trez Capital.

Homebuilders involved in the project include David Weekley, Coventry, Highland, Shaddock, Drees, Tradition, and Partners in Building, with homes starting from $800,000 to over $2.5 million.
