River Oaks Midrise Underway by Pelican Builders

HOUSTON – (Realty News Report) – Pelican Builders has announced plans to build an eight-story River Oaks condominium project called The Lexington.

Prices for homes at The Lexington start at $1.7 million and the tower’s four penthouses start at $4.3 million.

Designed by award-winning firm Kirksey Architecture, The Lexington “will adhere to the unassuming scale of the neighborhood,” the developer said. “The Lexington will carry on the neighborhood’s tradition of stately architecture, which is iconic in its genuinely classic approach with nods to London influences and stately East Coast classicism.”

The new development, 2419 Mimosa Drive inHouston, is one block from The Revere, another mid-rise condominium developed by Pelican Builders.

“As with The Revere before it, we intend to bring a sophisticated, single-level way of living to this ever-transitioning area nestled between River Oaks and Avalon Place via The Lexington. This intimate urban pocket has proven to be the area of choice for River Oaks residents who travel, own second homes, or simply desire a maintenance-free, lock-and-leave lifestyle,” said Derek Darnell, President of Pelican Builders.

Douglas Elliman Development Marketing is exclusively handling the sales and marketing of The Lexington.

Construction is scheduled to commence in the first quarter of 2023, and initial residences will deliver 18 months after groundbreaking.

Spanning just over 114,000 SF of residential space, the condominium will offer two levels of above-ground parking, with six residential floors above. A lobby reminiscent of Park Avenue – in keeping with the Park Avenue Meets River Oaks motif, the developer said.

Residences will feature extensive terraces, large floor plans, curb-less showers, individual A/C units, and outdoor pet potty stations. The building will have 24-hour concierge services, and valet parking.

Other Pelican projects include The Hawthorne, Westmore, The Revere, The Wilshire at River Oaks District, Highland Tower, The Briarglen, Woodway Place II, Woodway Place Atrium, The Greenway I and II, and The Woodway, along with many gated townhome enclaves.

Pelican Builders recently topped out its 17-story high-rise condominium tower, which is under construction in the Tanglewood area at 5656 San Felipe.The 67-unit project is called The Hawthorne.
