PASADENA, Texas – Vigavi Realty Inc. is the developer and owner of the newly completed, 29,954 SF industrial facility on 2.75 acres at 4111 Greenshadow Drive in Pasadena, Texas. The building’s tenant, Johnson Controls, was represented in lease negotiations by Carlton Anderson of CBRE. Reed Vestal and Taylor Schmidt of Lee & Associates represented the owner.

Black Creek Group, a Denver-based real estate firm, has purchased a 140,275 SF industrial building in LaPorte, Texas. The seller, Clay Development and Construction  of Houston, was represented by Cushman & Wakefield’s Andrew Jewett and Jason Dillee.

Soluxe International USA, LLC, has announced that REIS Associates,  LLC, has been selected to be property manager for Wilcrest2901–CNPCCentre, a 157,142 SF office building in the Westchase District of Houston’s Energy Corridor.  REIS manages more than 730,000 SF of office, retail and industrial space in Houston, including Rice Village. REIS is a privately held commercial real estate firm based in Houston. It was founded by Frank Staats  and Debby Alaniz in 2014.

Edge Realty Partners Capital Markets brokered the sale of Shops at Porter, located at 23611 Highway 59 North in Porter, Texas. Micha van Marcke and Chace Henke of Edge represented the seller, SDI 59 Porter, LLC. Shops at Porter is a 30,338 SF retail center made up of established credit tenants on new, 10-year leases.

NewQuest Crosswell has sold 1.5 acres fronting Grand Parkway/Texas 99 in Katy to the Billiard  Factory for future retail development. Josh Friedlander and Rebecca Le of NewQuest Properties represented the seller. Clay Trozzo of Property Commerce represented the buyer

Coldwell Banker Realty has leased 4,000 SF of office space in Cypress Village Station, located at U.S. Highway 290 and Skinner Road, Cypress, from NewQuest Properties. Kevin Sims of NewQuest Properties represented the landlord. Margaret Ann Cook of Fritsche Anderson Realty Partners represented the tenant.

National real estate investment, development and services company Stream  Realty  Partnershas announced the sale of 12.3 acres at 1901 S. State Highway 161 in Grand Prairie, Texas. Todd Noonan from Stream’s Dallas office represented the seller and Pat Watson-Capps with Texas Lone Star Realtors represented the buyer, the City of Grand Prairie.

Sun Holdings Co., a Houston-based real estate investment and management firm, has acquired a 330-unit, apartment building in San Antonio. The property is in the Bulverde Marketplace, a 104-acre mixed use development anchored by H-E-B.

Stream Realty Partners, a national real estate investment, development and services company, has announced the leasing of 8,002 SF of office space for AIR Engineering and Testing, Inc. at Westwood Business Park, 1801 Royal Lane in Farmers Branch, Texas. The firm provides testing, adjusting and balancing, commissioning services and energy modeling for mechanical building systems. Westwood Business Park is a 12-building complex. Todd Noonan of Stream’s Dallas office represented the tenant while Drew Crawford and William McCarthy with Finial Group represented the landlord in the transaction.

Newmark Knight Frank reported on April 16 that it has been involved in the following transactions in Houston and the area:

Accu-Tech Corporation has extended its 22,950 SF industrial lease at West Road Business Park at 8790 West Road. NKF’s Bob Luttrell represented the tenant. Outside agents were from CRESA Partners. The landlord is Eastgroup Properties, L.P.

GMK Complete GameI nvestments,LLC, has obtained a new, 21,000 SF industrial lease at 3505 FM 1960 E. in Humble, Texas. NKF’s John Wolf and Casey Hilbun represented the tenant while outside agents from Dapar, Inc. were also involved. The landlord is Calvary Christian Fellowship Inc.

DTE Louisiana Midstream, LLC, has expanded its 13,419 SF office lease at Chase Tower, 600 Travis St. Jack Warmington, Scott Elliott and Mandy Pope from NKF represented the tenant. Outside agents from Colvill Office Properties (Cushman & Wakefield) were also involved. The landlord is 600 Travis Owner, LLC.

Ecolab,Inc. has obtained a new, 5,000 SF office lease at 3413 Swensen in Pearland. NKF’s J.R. Tomlinson, Louis Pascuzzi and Frank Puskarish represented the tenant. The landlord is A4J Land, LLC.

Dawand Ray, LLP, has expanded its 2,038 SF lease at Capital One Plaza at 5718 Westheimer Road. Lispah Hogan from NKF represented the tenant. Agents from CBRE Capital Markets Inc. were also involved.  The landlord is 5718 Westheimer Road Investors, L.P.

Newmark Knight Frank Self Storage Group has completed the sale of a 14-property portfolio and a single core asset property on behalf of Harrison Street Real Estate Capital. Both transactions total more than 1.34 million SF across 3 states: Florida, South Carolina and Georgia.

Austin Hull of Greystone Bel Real Estate Advisors handled the sale of The Poplars Apartments, a 105-unit multifamily property in Saginaw, Mich., for $4 million, or $38,095 per unit.

NewPort Classic has acquired 65 acres of undeveloped land east of Oak Point in Denton County from an undisclosed seller for single-family home development. Younger Partners land brokers Ben McCutchin and Michael Ytem handled the negotiations.
