 RNR Real Estate Briefs from Realty News Report – LEAGUE CITY, Texas – Colliers announced the sale of 156 acres located on W League City Parkway in League City, southeast of Houston. Hillwood Communities purchased the land with plans to combine the property with the adjoining new 540-acre master-planned community. The seller, a local investor, was represented by Chris HutchesonJames Kadlick, and Harrison Kane of Colliers.


HOUSTON — Home Builders Institute, a non-profit organization that provides construction trades training and education, leased 8,910 SF of flex space at West Belt Business Center, 10631 Harwin Drive. This is HBI’s fourth BuildStrong Academy which also has locations in Denver, Orlando and New Orleans.  BuildStrong Academy of Houston trains students in all facets of construction and career counseling.   The landlord, LRF2 Hou Harwin Drive LLC, was represented by Gully Harper and Nathan Wynne of CBRE.   HBI was represented by Lisa Rimkus  of Davis Commercial.


RICHMOND, Texas – Landmark at NinetyNine, LLC bought 20.5 acres at Owens Road and the Grand Parkway in Richmond where it will build a multifamily project. Partners’  Chris Caudill– represented the buyer, Landmark at NinetyNine, LLC in the transaction. Mohamed Gamal with Resolut RE,  represented the seller, Kareem Gamal of Gamal Enterprises.


CONROE, Texas – Colliers announced the sale of 3.2 acres of raw land on Airport Road in Conroe. The buyer, Alliance 40, LLC, was represented by Anasofia Sada Mendez of Zarco Properties, LLC. Tom Condon, Jr. and John Grimsley of Colliers and Raymond C. Schuler of Kidder Mathews-Tacoma, Wash., represented the seller, NWC #6, LLC, in the transaction. The property is located in close proximity to Lone Star Executive Airport, Lone Star Convention & Expo Center and Conroe North Industrial Park/Deison Technology Park


HOUSTON – Partners Real Estate handled the sale of a 50,000-SF multi-tenant industrial property at 2421 Greens Road in North Houston. Partners’ Cary Latham  and Hunter Stockard sold the property to Fort Capital of Fort Worth and represented the seller, Isham Interests, Ltd.,


HOUSTON — Bill Bledsoe of Henry S. Miller Brokerage  represented GrubbsHays Re Hou, LLC, in the purchase of a 32,886 SF warehouse at 3724 Dacoma. The property will be used for Grubbs Volvo Cars Central Houston’s expansion plans. Heath Donica  and Jack Rathe of Stream Realty Partners  represented the seller, 3724 Dacoma Partners, Ltd.


CONROE, Texas — A Texas family has acquired a 0.97-acre Dutch Bros ground lease at 9778 TX 242, Conroe, from CLS Harper’s Preserve, LLC. Rick Ragan  and Marc Peeler of NewQuest Properties represented the buyer. Main Street Capital Partners  represented the seller.


BAYTOWN, Texas — Crumbl Cookies has leased 2,045 SF of retail space in Chambers Town Center at Interstate 10 and TX 146 from NewQuest Properties.Austen Baldridge and Bob Conwell of NewQuest Properties represented the landlord. Chantel Martinez of KW Commercial represented the tenant.

SAN ANTONIO – Partners Real Estate arranged the sale of two land parcels totaling 40 acres in San Antonio on SE Loop 410. Partners’ Carlos Marquez and Brett Lum  represented the seller, Boralis USA Inc., in both transactions. Partners’ John Colglazier and Kyle Kennan represented the buyer, RISE Industrial Group, in the 33.755-acre transaction. Endura Advisory Group’s Willie Kempf  and Albert McNeel represented the buyer in the 7.2-acre transaction.


ROUND ROCK, Texas — NewPoint Real Estate Capital  provided a $35.3 million bridge loan to facilitate the acquisition and lease-up of Siena Round Rock on behalf of River Rock Capital of New York. The newly built, 198-unit multifamily community is in Round Rock 27 miles northeast of downtown Austin. NewPoint worked with Judah Hammer and Daniel Neiss  at Meridian Capital Group, which represented the borrower.


LEWISVILLE, Texas — Holt Lunsford Commercial Investments announced the sale of MacArthur Business Park, a 152,210 SF industrial development, to TA Realty, a real estate investment firm. Located in the DFW Airport submarket of Lewisville, the two buildings were sold at shell completion. The 72,052 SF and 80,156 SF buildings, located at 2791 MacArthur Blvd., offer frontage on Highway 121.


TYLER, Texas – The Multifamily Group,  a Dallas-based commercial real estate brokerage firm, facilitated the sale of Azalea Court, a 28-unit garden-style multifamily asset in Tyler. Yonnic Land represented the seller and Jon Krebbs procured the buyer.


ADDISON, Texas – Technologies, LLC, has leased 12,237 SF of office/warehouse space at 3752 Arapaho Road in Marsh Business Park East, Addison, from GKI Industrial Dallas, LLC. Brian Pafford of Bradford Commercial Real Estate Services  represented the landlord. Christian Moore of Mercer Co.  represented the tenant.


IRVING, Texas – Cushman & Wakefield arranged a 25,767 SF lease at Mandalay Tower 2, a Class A office building in Las Colinas. Kimley Horn, a planning and design consulting firm, will move into the space in May 2023. Rodney Helm, Zach Bean and Chris Taylor of Cushman & Wakefield represented the landlord, Parmenter Realty Partners.


FORT WORTH — Manulife Investment Management announced the acquisition of Alliance Gateway 11, a 788,160 SF industrial warehouse in the NE Tarrant/Alliance submarket of Fort Worth. The property is 100 percent leased on a long-term basis to a well-known, large-scale tenant for an e-commerce fulfillment facility.


ADDISON, Texas – Cushman & Wakefield  has arranged a new 22,549 SF office lease at The Madison in Addison on behalf of CheckSammy, a sustainable waste removal and recycling solutions company. The full-floor space will serve as CheckSammy’s new North America headquarters. Travis Boothe, Hanna Henley and Robbie Baty of Cushman & Wakefield represented CheckSammy. Chris Andler and Michael Foster represented the landlord, Property Advisers Realty.

ATLANTA, Ga. — Hunter Hotel Advisors announced the sale of the Home2 Suites by Hilton LaGrange, Georgia. Alabama-based PHD Hotels sold the property to MJC Hospitality, a hospitality ownership and management company based in  Warner Robins, Ga. Tim Osborne  of Hunter represented the seller.


DENVER, Colo. – Transwestern Real Estate Services brokered a 15,000 SF lease with Ireland Stapleton Pryor & Pascoe, PC, at 1660 Lincoln St. in downtown Denver. Transwestern’s Whitney Hake and Grace Lessard brokered the lease on behalf of building ownership.

CHARLOTTE, N.C. – JLL announced three leases for Panorama Tower, a new 115,000 SF office building in Ballantyne, with PartnerRe, ServisFirst Bank and Panorama Holdings.  JLL’s Charley Leavitt, Barry Fabyan and Grant Keyes are handling marketing and leasing of Panorama Tower on behalf of the landlord, Panorama Holdings. Ben Speir of CherrySpeir  represented PartnerRe and Henry Breaux  of The Providence Group represented ServisFirst Bank.
