RNR Real Estate Briefs from Realty News Report – HOUSTON – Evergreen Commercial Realty has been selected by POAG Shopping Centers as the retail leasing partner for LaCenterra at Cinco Ranch, an upscale mixed-use development comprised of 409,480 SF of retail and Class A office space with 271 apartments. LaCenterra at Cinco Ranch is located on the western edge of metropolitan Houston on 34 acres at the Grand Parkway and Cinco Ranch Blvd in Katy. LaCenterra offers consumers upscale shopping, dining ,and entertainment in a relaxed Main Street-style setting. Lilly Golden, Blair Golden, and Haley Golden of Evergreen Commercial Realty along with Vince O’Toole of POAG Shopping Centers will lease the property.
HOUSTON — John Hornbuckle and Kyle Whieldon of Cypressbrook Company represented the tenant, SMIT International, in leasing 30,940 SF of office/industrial space at 15402 West Vantage Parkway in Houston. Mike Nilsen with Tarantino Properties represented the landlord, Intercontinental Partners, Ltd.
HOUSTON – McCorvey Real Estate Holdings Ltd., recently acquired property at 5630 Renwick Drive in the Gulfton area where three 82,693 SF buildings sit on 5.07 acres. The seller, Tailored Brands, owner of Men’s Wearhouse, was represented by Jason Dillee and Nathan Wynne with CBRE. Buyer representatives were Eric Hughes and Mark Lehman with Centermark Commercial Real Estate.
HOUSTON – Montrose Collective, Radom Capital’s latest retail, restaurant and office development now under construction at 888 Westheimer Road in Houston, has announced the addition of a local specialty shop, Eye Elegance. The business was represented in lease negotiations by Greg Lewis of Lewis Property Company. Another new tenant, Hue Salon, was represented by Jeanie Gibbs of Read King. Montrose Collective was represented by Sarah Starry of Radom Capital in both transactions.
SUGAR LAND, Texas –NAI Partners recently arranged a 2,839 SF medical office lease for Kinghaven Counseling Group at 3425 Hwy 6 in Sugar Land. NAI Partners’ Jason Gaines and Zach Leger represented the landlord.
HOUSTON — Jason Gibbons and Chase Tucker with Finial Group facilitated a lease at 10111 Houston Oaks Drive in Houston. The tenant, Power Manufacturing, LLC, signed a long-term lease at the 105,300 SF industrial property in the West Sam Houston Business Park. Finial Group assisted Power Manufacturing in securing its new long-term location which also serves as the company’s headquarters.
MISSOURI CITY, Texas— NAI Partners arranged a 15,000 SF industrial lease for CW Global at 1519 Industrial Drive in Missouri City. NAI Partners’ Jake Wilkinson and Darren O’Conor represented the landlord.
RICHWOOD, Texas – Stonemark has assumed the leasing, marketing and management of Brazos Crossing, a 308-unit gated apartment community in Richwood, south of Houston. The Stonemark Group focuses on the acquisition, financing, ownership, management and disposition of multifamily real estate investments in the Southeast, Texas and Mid-Atlantic. The group includes Atlanta-based Stonemark Equities and award-winning Stonemark Management.
HOUSTON — Marcus & Millichap Capital Corporation, a provider of commercial real estate capital markets financing solutions, arranged a $14 million loan to refinance a 215-unit multifamily property and a $7.4 million loan to refinance a 125-unit multifamily property, both in Harris County. The loans featured a 3.16% fixed interest rate, nine years of interest only, and were part of an environmentally green program. The loans were negotiated on behalf of the borrower by Brandon Brown.

WEBSTER – Dimassi’s Mediterranean Buffet has leased 6,143 SF at the Baybrook Passage Shopping Center at I-45 and Bay Area Blvd. in Webster, Texas. Dimassi’s, which offers authentic and healthy Mediterranean foods using only the freshest ingredients, is a family owned restaurant with 10 locations in the greater Houston area, making Baybrook Passage the 11thsite. The tenant was represented by Jack Burgher of Streetwise Retail Advisors and the landlord was represented by Elise Weatherall of Wulfe & Co.
HOUSTON — NAI Partners’ Michael Keegan, Darren O’Conor and Andrew Laycock assisted in the sale of 1515 Globe St., a 7,168 SF industrial property in Houston.
HUMBLE– Denise Ksiazek of CypressbrookCompany represented the tenant, Cole Health Incorporated, in the renewal of the 7,479 SF lease of medical office space at 19411 McKay Drive in Humble, Texas. Dr. Kris Bhat, MD, represented the landlord, Northeast Professional Plaza.

SAN ANTONIO, Texas – Navistar International Corporation acquired a new property in San Antonio, which includes existing buildings that will house support functions for its plant under construction. Navistar’s total investment will exceed $275 million and create more than 650 jobs, pending local incentive approvals. The expansion in Texas is part of Navistar’s growth strategy. Navistar’s under-construction 900,000 SF plant in San Antonio will produce Class 6-8 vehicles, including new electric-powered trucks.

GRAND PRAIRIE, Texas – SkyWalker Property Partners has acquired a partially-developed medical and office condominium park in Collin County and sold a 100%-leased MOB (land and improvements) property in Hood County, pushing full throttle into the first quarter with back-to-back transactions for two of its discretionary investment funds. — The acquisition is Crescent Parc at 1400 N. Coit Road in McKinney, which has 61 medical and office condominiums in various stages of completion. — The just-sold property is a 5,865 SF, two-tenant medical office building on 0.6 acres at 1308 Paluxy Road in Granbury, which had been part of the Cash Flow Fever Fund, LLC, portfolio for two years.
ARLINGTON, Texas – In a quick search for a third location in Texas, Zenith Solar has signed a long-term lease for 14,000 SF of office/warehouse space in the Great Southwest Industrial District. The Odessa, Texas-based company’s new sales and distribution center is in the I-30 Service Center at 1025 Avenue G in Arlington. Josh Meraz of Dallas-based Bradford Commercial Real Estate Services represented the tenant in a two-month search for a North Texas location. The firm also has a facility in Corpus Christi.

LAS VEGAS, Nev. – Dallas-based Koch Real Estate Investments, an affiliate of Koch Industries, Inc., announced the acquisition of a to-be-completed Las Vegas resort located at 2777 South Las Vegas Blvd. The project is 75% complete. The deal is in partnership with Fontainebleau Development.
LOUISVILLE, Ky — JLL Income Property Trust announced the acquisition of Louisville Distribution Center, a million SF, Class A industrial property located in the top-tier industrial submarket of South Louisville. The purchase price was $95 million.
OKLAHOMA CITY, Okla. — Cushman & Wakefield announced that the commercial real estate services firm has been selected by Chesapeake Energy Corporation to secure a master developer to help realize a vision for the remaining 36.54 developable acres of the company’s corporate headquarters in Oklahoma City, Okla. Hines is constructing a multifamily project nearby.
