HOUSTON – ( RNR Real Estate Briefs) –Decorative Center Houston has awarded Colliers International the leasing assignment for its 500,000 SF, Class A office building at 5120 Woodway Drive in Houston. Bill Insull and Blake R. Virgilio of Colliers’ Houston Agency Leasing Group will lead the effort. Decorative Center Houston is a 10-story, modern office building overlooking the Galleria skyline and the Memorial and Tanglewood neighborhoods.
HOUSTON — Allied Orion Group has been chosen to manage Hollister Oaks, a new, 60-unit boutique community in the Spring Branch area of Northwest Houston, at 1920 Hollister St. Hollister Oaks was developed by Ibiza Hollister Oaks, LP.
HOUSTON – Finial Group is breaking ground on Phase II of Independence Business Park near McHard Road on the south side of Houston. The 145,185 SF business park is being developed by Finial Senterra McHard, LLC, a joint venture between Finial Group and Senterra.
HOUSTON –Brent Fredricks, Robert Baker and Jay Wall of the Investment Services and Tenant Representation divisions at Moody Rambin represented the seller of .19 acres of land at 1218 Leeland St. in downtown Houston.
HOUSTON – Avanade Inc. renewed its lease for 9,809 SF at Town Centre I, 750 Town and Country Blvd. in Houston. Bob Cromwell and Kevin Nolan of Moody Rambin represented the landlord during negotiations. Jeff Cairns of CBRE represented the tenant.
HOUSTON — DPIS Builder Service, the Houston-based provider of outsourced residential homebuilder services, announced it has acquired the Ei Companies. Headquartered in Las Vegas, Ei provides energy inspections and offers mechanical, electrical and plumbing design and engineering services for single-home and multifamily projects.
HOUSTON – Quor Health leased 5,123 SF at Ashford Place II, 950 Threadneedle St. in Houston. Stephen Ghedi of Moody Rambin represented the tenant. Jack Russo and Scott Fikes of JLL represented the landlord.
HOUSTON — Jack Callaghan with Finial Group represented Aldine Business, Inc. as the landlord in the 5,200 SF lease at 16460 Kuykendahl Road, Suite #196 in the Northeast area of Houston.
TEXAS – RNR Real Estate Briefs
AUSTIN — NAI Partners recently arranged the acquisition of a 50,000 SF industrial building for CKD USA Corporation at 4401 Supply Court in Austin, Texas. NAI Partners’ Troy Martin represented CKD Corporation. Joe Novek and Darryl Dadon of CBRE represented the seller. CKD Corporation will invest $13 million into the production site, which is scheduled to begin operations in fall 2021 and is expected to add 70 jobs.
SAN ANTONIO — Computer Solutions signed a 20,540 SF lease to become the first tenant in the new Walker Ranch Business Park. Worth & Associates, a San Antonio developer, is building the 135,000 SF office and flex development on 10.8 acres at Wurzbach Parkway and West Avenue in the city’s north central submarket. Russell Noll of Transwestern represented Computer Solutions.
SAN ANTONIO – Partners Capital — the investment arm of NAI Partners— announced it has closed on Blanco Crossing, a retail property at Blanco and Huebner roads in north central San Antonio. Blanco Crossing is a 22,606 SF retail shopping center, home to tenants including Sake Café, The Mailing Spot, Kennedy’s Public House and KC Pet Products. It is currently 84% occupied. The acquisition comes after a flurry of Partners Capital-related news, including last month’s rebrand announcement and the purchase of Trails at 620, a retail property in Austin.
FORT WORTH – Davidson Hotels & Resorts has been tapped by Development Services Groupto manage the Kimpton Harper Hotel, a new 226-room property slated for opening in spring 2021. It is in downtown Fort Worth, Texas, close to the Fort Worth Convention Center and Sundance Square. The hotel will be housed within the historic landmark 24-story Farmers and Mechanics National Bank building.
ARLINGTON – Johnson Development Associates, Inc., announced plans to develop Forum Commerce Center, a 129,450 SF, Class A+ industrial building in the Great Southwest submarket of Arlington, Texas. David Eseke and Clay Balch of Cushman & Wakefield have been retained to oversee leasing of the property.
LEANDER, Texas — Trendmaker Homes, a member of TRI Pointe Group, announced the acquisition of 152 lots in Leander, Texas within the Bar W Ranch master-planned community. The new single-family homes on 41-, 50- and 60-foot home sites will offer innovative designs, panoramic Hill Country views and riverfront frontage.
DALLAS – Huitt-Zollars, Inc. has signed a 32,529 SF lease at Three Lincoln Centre, a multi-building office campus located in the middle of the Dallas-Fort Worth metroplex. Dallas-based Huitt-Zollars, Inc., is an award-winning design firm. Matthew Schendle and Clint Madison of Cushman & Wakefield represented the landlord, Nuveen. JR Tomlinson of Newmark represented the tenant.
ARLINGTON – Modoc Properties, LLC, has acquired a 7,156 SF office building at 911 Magnolia St., Arlington, Texas, from PCT Leasing & Service Co. Shane Benner of Bradford Commercial Real Estate Services represented the buyer. David Dunn of SVN|Dunn Commercial Real Estate represented the seller.
KYLE Texas — NAI Partners San Antonio recently arranged two land sales totaling nearly 70 acres in Kyle, Texas. Both transactions were arranged by NAI Partners’ Brett Lum. In the first, Lum represented the seller in a 67.23-acre transaction for a planned new residential development. In the second, he represented the seller in 1.65-acre sale for a commercial corner to build a new convenience store, Bread Basket.
DALLAS – Oh Zone Clinics, LLC, has leased 4,363 SF of office space in Highland Park West, 4300 MacArthur Ave., Dallas, from 4300 MacArthur Partners, LP. Richmond Collinsworth and Jared Laake of Bradford Commercial Real Estate Services represented the landlord. Jeremy Gray of Gray & Co. Realtors Inc. represented the tenant.
DENTON, Texas — Grapevine-based Zena Land Development acquired 147 acres south of Denton proper on Bonnie Brae and Allred Road from the McCutchin family. The sellers were represented by Younger Partners’ Ben McCutchin.The land is the remaining acreage of the 3,000-acre Pilot Knob Ranch, which had been in the McCutchin family for 80 years. A residential project is planned.
FARMERS BRANCH – Legendary Black Belt Academy has leased 4,183 SF of retail space in Alpha Plaza, 4887 Alpha Road, Farmers Branch, from Kennington Alpha Plaza, LLC. LAS VEGAS. – Nitya Capital of Houston acquired Yardz at Mirabelli, a 168-unit apartment property in the West Valley submarket, just off Freeway 95.
PETERSBURG, Fla. — Stoneweg US, a real estate investment firm, bought the 688-unit Trellis at the Lakes Apartments in St. Petersburg, Fla., at a price of $114 million.
DETROIT, Mich. — Greystone Bel recently closed the sale of the Whitmore Apartments Portfolio, a six-property, multifamily collection totaling 223 units in the Palmer Park district of Detroit for $9 million, or $40,359 per unit. Nick Kirby and Cary Belovicz of the Greystone Bel Real Estate Advisors investment sales team represented the seller and procured the buyer.
VISTA, Calif. — StreetLights Residential’s newest multifamily development, The Rylan, is now open. The property, at 100 Main St., is in historic downtown Vista. With 126 apartment homes ranging from studio spaces to townhomes, the five-story, mixed-use residential community is part of 14,570 SF of retail and restaurants.
