HOUSTON – (RNR Real Estate Briefs) – Lee & Associates – Houston represented 1.9 Little York, Ltd., in the sale of an 18,100 SF industrial property at 9424 West Little York Road in Houston. Mike Spears and Nick Bergmann of Lee & Associates – Houston represented the seller, and Eric Bunting with ABCO Brokerage Services represented the buyer, Meraki Interests, Inc.


Kuubix Energy leased 7,670 SF at Corporate Park, 12603 Executive Drive. Brandi Downey with Diverse City Realty represented the tenant. Garret Geaccone and Boone Smith with  Stream  Realty Partners represented the landlord, Alpha Industrial Properties.


Taylor Schmidt, Reed Vestal and John Erck of  Lee & Associates – Houston represented CCT Sparkle Family Limited Partnership in the lease of a 25,000 SF industrial property on 7 acres at 227 Highway 90A in Rosenberg, Texas. Robert Kory with The Bob Kory Team represented the tenant, Oldcastle APG West, Inc.


Purchase Green leased 10,800 SF at Long Point Business Center, 6600 Long Point Road. James Mashni and Patrick McKiernan with First Houston Properties represented the tenant. Garret Geaccone and Boone Smith with  Stream  Realty  Partners represented the landlord, Agellan Commercial REIT.


Marathon  Petroleum Company, LP, extended its lease for an 15,523 SF flex warehouse space at the Park Row Tech Center in Houston. With this lease, the 42,070 SF industrial building is 100% occupied by its four tenants. Jason Gibbons of Finial Grouprepresented the landlord.


Lee & Associates – Houston represented Twelve M, LLC, in the sale of a 25,200 SF industrial property at 7130 Navigation Blvd. in Houston. Patrick Wolford and Stephen Kuper of Lee & Associates – Houston represented the seller and Jaime Ojeda with Texas Ally Real Estate Group represented the buyer, Krypto Holdings, Inc.


HOUSTON – NAI Partners recently arranged a 17,210 SF office/flex lease renewal for Aegis Chemical Solutions, LLC’s corporate office at 4560 Kendrick Plaza Drive in Houston. NAI Partners’ Jason Whittington represented the tenant. Logan Greer of InSite Realty Partners represented the landlord, EastGroup Properties, LP.


Long CAP, LP, has acquired the 10,000 SF Long Point Shopping Center on .92 acres at 9207-9221 Long Point Road, Houston, from NU Way LLC. Austen Baldridge and David Luther of NewQuest Properties represented the seller.


Zeno Truck Parts leased 5,821 SF at Greenbriar Business Park, 4007 Greenbriar. Dylan Stiteler with Oxford Partners represented the tenant. Garret Geaccone and Boone Smith with Stream Realty Partners represented the landlord, DRA Advisors.


KTX Home leased 2,400 SF in the Mason Village Shopping Center at 21979 Katy Freeway in Katy, Texas. The center will be KTX Furniture’s second location in the Katy area.  The landlord was represented by Wes Miller and Kristen Barker of Wulfe & Co.


Amazon’s new sort center at 22525 Clay Road in Katy, Texas, is officially open. Amazon welcomed new associates into the 800,000 SF building for the first time this month to celebrate the first day of operation.


Lee & Associates – Houston represented David Lymberopoulos in the sale of 13,040 SF industrial property at 3609 Bolin Road in Houston. Jill Nesloney and John Erck of Lee & Associates – Houston represented the seller, and Carlos Iglesias with Realty Associates represented the buyer, El Gran Imperio, LLC.


THE WOODLANDS, Texas — Lisa Hughes and Pamela Sprouse of The J. Beard Real Estate Company have represented the seller, DKSSK Properties, in the sale of a retail building to an unnamed medical group. The building at 26211 Interstate 45, Spring, Texas, is adjacent to The Woodlands. Raul Giorgi of RE/MAX The Woodlands & Spring represented the buyer.


R. Stahl, Inc. renewed its lease of 70,280 SF at Freeport Business Center, 13259 N Promenade Boulevard. Bob Berry with Savills represented the tenant. Jeremy Lumbreras and Boone Smith with Stream Realty Partners represented the Landlord, DRA Advisors.


JENAP Investments, LLC, has acquired a 7,500 SF warehouse on 4.8 acres at 1219 Wunsche Loop, Spring, Texas, from Axiom Wunsche Loop, LLC. Jeff Lokeyof NewQuest Propertiesrepresented the seller.

TEXAS

NEW BRAUNFELS, Texas — IH3546 FREIHEIT, LLC, has acquired an 88,599 SF Kohl’s store on 8.85 acres at 1050 N. Interstate 35, New Braunfels, from KPE Firstplace Land, LLC. Marc Peeler, David Luther and Austen Baldridge of NewQuest Properties represented the buyer. Burns Commercial Properties represented the seller.


Dalfen Industrial acquired five last mile industrial buildings in Fort Worth and San Antonio.  Dalfen bought the 1.2 million SF Mark IV Commerce Center in Fort Worth near Alliance Airport.  In San Antonio, Dalfen acquired the 212,000 SF Tri-County 5 & 7 near Schertz.


EL PASO – Hunt Companies, Inc. and WestStar announced that Sushi Itto will locate at WestStar Tower.  The 20-story tower will be the tallest building in El Paso when it opens in 2021.


CARROLLTON, Texas – Dan Spika, from the industrial division of Henry S. Miller Brokerage, represented Speed Boats of Texas in the 84-month lease extension of 28,152 SF at 3231 Commander Drive in Carrollton. Brett Owens of Transwestern represented the landlord, Colfin Cobalt, LLC.

Lee & Associates – Columbus represented Quicktap, LLC, in the sale of a 21,448 SF office building at 2020 Brice Road in Reynoldsburg, Ohio. Alex Kuniega and Todd Spencer of Lee & Associates – Columbus represented the buyer and Dan Sheeran Jr. with NAI Ohio Equities represented the seller, 2020 Brice, LLC.


BELLINGHAM, Wash. — eXp World Holdings, the holding company for eXp Realty, announced the expansion of its brokerage model into South Africa under the eXp South Africa banner. TAMPA, Fla. – JLL Capital Markets announced it has closed the $31.75 million sale of and arranged $26.25 million in financing for Breckenridge Park, a 15-building, 334,000 SF flex office and flex complex in Tampa, Fla. JLL marketed the property on behalf of the seller, MLG/PF Breckenridge Investment LLC,affiliated with MLG Capital. A joint venture partnership between The Arden Group and Avistone purchased the asset. Also, JLL worked on behalf of the borrower to place a floating-rate loan with BlackRock.


DURHAM, N.C. — Turnbridge Equities acquired the Tower at Mutual Plaza, also known as 411 West Chapel Hill Street St. The property is a 15-story, 180,000 SF, Class A office tower adjacent to the American Tobacco District of Durham, N.C.


ATLANTA, Ga. – JLL Capital Markets announced it has closed the $14.25 million sale of the WestRock Corrugated Box Production Facility, a 240,714 SF, fully leased manufacturing and distribution facility in Montgomery, Ala.  JLL worked on behalf of the seller, a private investor. Virginia-based Gladstone Commercial purchased the asset.


COPENHAGEN, DENMARK – Hines  has acquired the iconic Portland Towers building in the heart of Copenhagen, Denmark. The asset was purchased from three Danish pension funds; PFA, ATP and Pension Denmark on behalf of the Hines Pan-European Core Fund (HECF).

“This truly unique building is well positioned within the vibrant new district of Nordhavn, and offers an unparalleled view of the waterfront and Copenhagen skyline,” said James Robson, Senior Managing Director and country head for The Nordics at Hines.
