Chace Henke and Micha van Marcke of Edge represented the buyer, Last Mile Investments. Jim Bayne of Investar Real Estate Services represented the seller. Positioned along a key retail corridor between Chimney Rock and Fountainview, Westheimer Plaza is a 24,000 SF stabilized retail center leased to national and local retailers and restaurants.
NEW CANEY, Texas — The Signorelli Company and Lumos, LLC announced a lease agreement for the debut of Lumos, an innovative 45,000-SF entertainment experience for families, social adults and corporate events. Located at 22296 Market Place Drive in New Caney. Lumos is scheduled to open in Spring 2025.
HOUSTON — The Fenyx Project has leased 4,480 SF of retail space in Windcliff Town Center at Jones and Cypress North Houston roads from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Adam Cabigon of Doss Pros, LLC, represented the tenant.
HOUSTON – Avison Young has negotiated a long-term, 14,453 SF office lease for Wylie & Associates, LLC, dba Wylie Engineering at 1177 West Loop South. Avison Young’s Anthony Squillante and Dustin Devine represented the tenant. The landlord, Hicks Ventures, was represented by Transwestern’s Kelli Gault and Doug Little. Wylie is relocating from One Greenway Plaza.
HOUSTON — Oxford Partners represented Rex Association Management, LLC, in the lease of 1,702 SF on Champion Forest Drive. Oxford Partners’ Perry Mazzone represented the tenant. The landlord, Kashi at the Park at Champions, LLC, was represented by Terri Torregrossa of Avison Young.
HOUSTON – Will Murchison and John Saucer of Junction Commercial Real Estate represented Breen 241, Inc in the purchase of a 4,800-SF building on 2 acres at 5255 Breen Drive. The seller was represented by Emmanuel Bravo & Amber Priest of Top Guns Land Company.
SPRING, Texas — Quick Quack has ground-leased a 1.3-acre pad site at 19764 E. Cypresswood Drive from DCB Realty, LLC. Rebecca Le of NewQuest represented the tenant. Zach Armstrong of J. Beard Real Estate represented the landlord.
SEABROOK, Texas — Camfield Partners plans to build a 134,632 SF freezer warehouse on seven acres in Seabrook, the Bay Area Houston Economic Partnership reports. The property is near Old Highway 146 and north of Red Bluff Road.
CHANNELVIEW, Texas — Total by Verizon has leased 2,390 SF of retail space in Sheldon Forest Shopping Center near Interstate 10 and Sheldon Road from Sheldon Forest Retail Partners, LLC. Nina Irwin of NewQuest represented the landlord.
HOUSTON – The U.S. Army Corps of Engineers leased 15,557 SF of office space at 1150 Gemini St. in southeast Houston.
HOUSTON — Unique Boutique & Salon has leased 1,948 SF in the Shops at Stone Park near Beltway 8 and Wallisville Road from Ley-Lane Partnership No. 9, LP. Nina Irwin of NewQuest represented the landlord.
HOUSTON — Oxford Partners represented Neutra Life Sciences in the lease of 2,814 SF on Wilcrest Drive. Oxford Partners’ Julia Ly represented the tenant. The landlord, WPI 88 Partners, was represented by Joseph Ting of Office Plaza — Westchase.

NEW BRAUNFELS, Texas – New Braunfels Commerce Center, a speculative industrial complex developed by CLX Ventures, is complete. The four-building industrial facility totaling 651,010 SF is leased by Stream Realty Partners. The development was built by Arch-Con Corporation and designed by Powers Brown Architecture.
AUSTIN — A total of 22,823 SF of leasing activity has been arranged at Centre II, a three-story, 54,696 SF office building on Bee Cave Road just south of downtown Austin. “The leasing success we’ve seen at Centre II is proof that significant demand exists for small- to mid-sized office space in well-located areas,” said Tim Ronan Jr., founder of Stanton Road Capital, owner of Centre II. Casey Ford with CBRE represented the landlord, SRC, in all lease matters.
DALLAS — Dallas Area Rapid Transit (DART) has signed a 4,146 SF office lease at Knoll Trail Crossing. The office building is adjacent to Knoll Trail Station, a stop along the DART Silver Line, a 26-mile regional rail service. JLL represented the landlord, Prescott Group. Knoll Trail Crossing is a 96,509 SF office building near a White Rock Creek tributary and the Dallas North Tollway.
FORT WORTH – RBE Midway LLC sold a 13,465-SF industrial building on 3.9 acres at 7200 Midway Road to Regis Berkeley A&R Properties LLC. Chris Wong of Bradford Commercial Real Estate Services, represented the seller. Claus “Doc” Perrier of Outpost Partners LLC represented the buyer.

SAVANNAH, Ga. – Transwestern Investment Group acquired Building C of Interstate West, a 1.2 million SF Class A industrial facility built in 2022 near the Port of Savannah. JLL Capital Markets represented the seller, VanTrust Real Estate. Building C is eased to Webstaurant Store, a subsidiary of Clark Associates and stands as the largest online wholesale restaurant supplier in the nation. The JLL Investment Sales and Advisory team was led by Britton Burdette, John Huguenard, Matt Wirth, Dennis Mitchell and Jim Freeman.
COLUMBUS, Ohio — Texas-based NewcrestImage has acquired the full-service DoubleTree Suites by Hilton Hotel Columbus Downtown. The deal was brokered by Hunter Hotel Advisors’ Tim Osborne and Spencer Davidson representing the institutional seller. Mehul Patel is managing partner and CEO of Dallas-based NewcrestImage. The 15-floor DoubleTree Suites features 194 guestrooms.
SPOKANE, Wash. – Cushman & Wakefield and Greystone announced the firms have arranged and provided $33 million in construction financing for the development of Kōz on West 4th Avenue, a 210-unit, six-story multifamily apartment complex coming to downtown Spokane. A partnership comprising an affiliate of Kōz Development and Catalyst Opportunity Funds recently broke ground.

Wanted: Industrial Buildings in Texas Triangle
AUSTIN – Harbor Capital of Austin is seeking to acquire industrial assets in Houston, Dallas, Austin and San Antonio.
The company announced its first acquisition in the Dallas-Fort Worth market — the fully leased, 20-building Corbin Industrial Park in Denton.
The Corbin Industrial Park portfolio spans 606,911 SF across 45 acres. This acquisition provides Harbor Capital with significant exposure to the industrial market at the top of the Texas Triangle.
Harbor Capital worked with Michael Lohan and Luke Burns of Nineteen Blocks as equity placement partners, Chris McColpin with Newmark Capital Markets as the debt sourcer and an entity managed by Argentic Investment Management as the lender. Steven Pollan, Joseph Kassin and Joseph Ash from KSR sourced this opportunity. Don and Cole Frazier of Frazier Commercial Real Estate in Denton facilitated this transaction. Frazier Commercial Real Estate will continue representing Harbor Capital and overseeing park leasing and individual building sales. TIG Real Estate Services will lead property management efforts.
New Retail in Fort Bend
HOUSTON – With six signed leases in hand, NewQuest is ready to break ground on a 19,000 SF retail building in the Grand at Aliana Phase III in Fort Bend County.
The new building is 75 percent pre-leased, with negotiations nearing completion for the balance of the Class A retail space.
The groundbreaking is coming about two months after Phase III’s anchor, Costco Wholesale, opened its doors and increased momentum, said Josh Friedlander, senior vice president and development partner of Houston-based NewQuest. He partners with colleague David Meyers to lease the Grand at Aliana.
Snapping up space in the new building are Milano Nails, America’s Best, Five Guys, Dunkin Donuts, Firehouse Subs and Buffalo Wild Wings Go. NewQuest plans to deliver the 19,000 SF building in March for tenant finish-outs. Summer openings are planned.
Tenant representatives include Daniel Tran of PR Associates Commercial; Blair Golden of Evergreen Commercial Realty; Brett Strake, Rebecca Le, Shireen Owlia and Diandra Breen of NewQuest and Angelique Pereira of AARE.
