RNR Real Estate Briefs – (Realty News Report) -HOUSTON – CBRE announced the sale of Baybrook Passage, a 189,334-SF. shopping center located at 19425 Gulf Freeway in Webster, Texas. Mark Witcher, Jolie Duhon, Chris Cozby, Jim Batjer and Harrison Tye with CBRE National Retail Partners arranged the transaction on behalf of the seller, Gulf Coast Commercial Group. The buyer, SLS Properties, was self-represented. The shopping center, built in 2003, is anchored by Best Buy and Staples and is 97% occupied.


HOUSTON – Lee & Associates – Houston announced the 29,634-SF lease to Axens Americas at Republic Square office building, 13501 Katy Freeway. Bill Insull and Blake R. Virgilio of Lee & Associates – Houston represented the landlord, Houston EC Development, LLC. Axens Americas was represented by Bobbie Bozarth of Transwestern Real Estate Services.


HOUSTON – Colliers announced the successful facilitation of Chipotle Mexican Grill’s continued expansion across the Greater Houston area led by Wade Greene and Hannah (Tosch) Schiro. In 2024, Chipotle opened 13 new locations in Houston. “Chipotle’s rapid growth in Houston highlights the increasing demand for fresh, fast-casual dining options,” said Greene.


HOUSTON – Jutuo USA Inc. leased 17,511 SF at 6907 Brasada Drive. Tyler Maner and Will Mason with Stream Realty Partners represented the landlord, Benjamin Equipment LLC. Ivy Chen with DJ Realty LLC represented the tenant.


HOUSTON – Ryan Hartsell of Oxford Partners represented Texas Health School in the lease Relocation of 12,899 SF at 11511 Katy Freeway.


SUGAR LAND, Texas – Headwall Investments, a San Antonio-based development and investment firm, acquired the , the 15,182-SF Old Mill Retail Center in Sugar Land. Headwall’s shopping center portfolio now spans over 584,000 SF in the Austin-San Antonio, Dallas-Fort Worth, and Houston MSAs. Headwall was founded in 2019 by George J. Wommack.


HOUSTON – MMM Enterprises, LLC leased 88,732 SF at 2300 East Freeway. Tyler Maner and Tommy Erwin with Stream Realty Partners represented the tenant. Richard Quarles, David Holland, Joseph Berwick, and Eliza Klein, with JLL, represented the landlord, Pontikes Development.


 HOUSTON – Oxford Partners represented ASC Solutions LLC in the sale of the 16,074-SF building at 5611 Clinton Drive. Oxford Partners’ Perry Mazzone & Matt Rogers represented the buyer while Lorin Miner & Bobby Tyson of Eastwood Realty represented the seller


HOUSTON – Riteks, Inc. expanded by 45,185 SF at 845 Greens Parkway. William Carpenter, Jeremy Lumbreras, and Sherwood Hillyer with Stream Realty Partners represented the landlord, Prologis. Justin Clark with Clark Gaines represented the tenant.


SUGAR LAND, Texas – Partners Real Estate has been selected by Modisoft as the exclusive leasing agent for 6932 Brisbane Court., a new 40,000-SF Class A office building in Sugar Land. Partners’ Vince Strake will lead the leasing efforts for this cutting-edge property, which was designed by Tramonte.


HOUSTON – Agile Supply Chain, LLC leased 32,350 SF at 7207 Wynnwood Lane. Abraham Richardson and Grant Wisenbaker with Stream Realty represented the tenant.: J.D. Diekman, Jon Michael, and Ed Bane with Bridge Commercial represented the landlord, WA TRIANGE INDUSTRIAL, LLC


ROSENBERG, Texas – Garth Plyer of Oxford Partners represented Savie Care in the lease of 1,244 SF in Rosenberg. The landlord, HNT Homes LLC, was represented by Donnie Chang of ABC Advisors.

 FORT WORTH – Partners Real Estate represented Paragon Furniture in a 121,740. full-building lease for its new distribution center at 3253 Boswell Dr. in Fort Worth. Langston Sutcliffe, part of Partners’ Dallas/Fort Worth team, facilitated the transaction.


DALLAS – JLL announced that Halff, one of the nation’s top infrastructure consulting firms, leased 83,981 SF of office space at Galatyn Commons in Richardson, near Dallas. JLL’s Andrew Taguwa, Taylor Dickerson and Rachel Gorney represented Halff. Cushman & Wakefield’s Chris Taylor and Zach Bean represented the landlord, Mapletree, in lease negotiations. Additionally, JLL Capital Markets, led by Jonathan Carrier, represented Halff in the sale of its former 91,251-SF Richardson office building which was acquired by Digital Realty. Jessica Baker Daily is President and CEO of Halff.


HARLINGEN, Texas – Marcus & Millichap announced the sale of Bulk-Pack Incorporated, a 105,000-SF industrial property in Harlingen.


McKINNEY, Texas Holt Lunsford Commercial has been selected to be the exclusive leasing representative for CORE5 Logistics Center at McKinney, a Class A industrial development owned and developed by CORE5 Industrial Partners. The two-building project has 652,103 SF.


PLANO, Texas– Horace Mann, a financial services company, leased 50,033-SF at 6275 W. Plano Parkway, relocating from  its previous space in Addison. Ryan Buchanan and Josh White with CBRE represented Horace Mann and Trevor Franke and Gini Rounsaville from JLL represented the landlord, Billingsley Company, in this deal.

ATLANTA – Partners Real Estate arranged a 27,213-SF. long-term office sublease with Asset Living located at 6 Concourse Parkway SE in Atlanta. Partners’ Dan Boyles along with Kush Mirani at CBRE represented the subtenant in the transaction. Sabrina Gibson and Michael Tucker with Scotland Wright Associates represented the sublandlord Warren Averett.


MINNEAPOLIS – Transwestern Real Estate Services announced the sale of 3219 Division St. in St. Cloud, Minnesota. The 6,170-SF building was sold by PepperJax Development, LLC to Coconi’s Properties LLC. The seller was represented by Transwestern’s Brad Kaplan and Molly Townsend.


TAMPA, Fla. – The Dallas-based office of Trez Capital announced the closing of a loan to Coronado West, which specializes in land bank financing services for residential home builders. The funding will enable the construction of an additional 342 finished, 50-foot-wide lots in the existing Berry Bay community, a master planned community in Wimauma, Fla., in Hillsborough County.


ORLANDO – TruAmerica Multifamily acquired Maris Pointe, a 280-unit apartment community in Orlando. Matt Ferrari is Head of Acquisitions and co-CIO, of Los Angeles-based TruAmerica. Formerly named Fisherman’s Village, the two-story garden-style property was built in 1984 on 12 acres. Shelton Granade, Luke Wickham, Justin Basquill, of Marcus & Millichap represented the seller.
