Energy Firm Moves HQ to City Place

HOUSTON – (Realty News Report) – In one of the biggest office leases of the year, the Tetra Technologies energy services firm, has leased space for its new headquarters in City Place in Spring.

The company signed a 61,975-SF lease at 10000 Energy Drive,  which is about three miles south of its old offices on Interstate 45 North in The Woodlands.

The deal marks one of the top five largest offices leases in Houston 2025, according to Newmark research.

The two-building, 563,716-SF office complex at 10000 Energy Drive was developed as the headquarters for Southwestern Energy in 2014 in a 2,000-acre community then known then as Springwoods Village, now called City Place.

Newmark’s David Baker, Elliott Hirshfeld, and Kristen Baker of Newmark represented landlord Spear Street Capital as exclusive leasing agents for the office complex. Caleb Lawson of Flatrock Commercial Real Estate Group represented Tetra in lease negotiations.

Tetra occupies a portion of the South Tower for its new headquarters. The North Tower, spanning 278,967 SF, is fully occupied by Expand Energy, the successor to Southwestern Energy following its acquisition by Chesapeake Energy last year. Expand Energy is based in Oklahoma City.

Tetra, a publicly traded company on the New York Stock Exchange, provides completion fluids as well as products and water management services to support hydraulic fracturing operations. The company posted $599 million in revenues in 2024.

Located along I-45, 10000 Energy Drive offers more than 40,000 SF of indoor and outdoor conference space, a state-of-the-art fitness center, a premium food hall, a 1.1-mile nature path, and floor-to-ceiling windows.

It is one of several office campuses in City Place, a 2,000-acre development created by CDC Houston, a subsidiary of Coventry Development Corporation of New York.

Exxon’s Global Headquarters in the ‘Energy Capital of the World’

The 3 million-SF global headquarters campus of Exxon Mobil is located in City Place, which is in northernmost Harris County, about 25 miles north of downtown Houston near I-45, the Hardy Toll Road, and the Grand Parkway.

In 2022, Exxon Mobil relocated its headquarters from the Dallas suburb of Irving to City Place Houston, which is known as the Energy Capital of the World.

In addition to Exxon, other major companies in City Place include Hewlett Packard Enterprise, and the American Bureau of Shipping. The community includes office, retail, restaurants, hotels, health care, apartments, and single-family homes, with much of it in a walkable, connected setting.

Houston Office Leasing Rebounds

Houston’s office market has shown improvement this year with Class A properties in walkable environments near restaurants and amenities gaining an outsize share of transactions. At the end of the third quarter, 636,813 SF of office space was absorbed in the Houston region, a marked improvement over the previous quarter, according to Newmark. Year-to-date, Houston recorded positive absorption of 1.2 million SF.

Based in San Francisco, Spear Street Capital owns and operates office properties in the United States, Canada, and Europe. In Houston, along with 10000 Energy Drive, the company owns 5 Houston Center in downtown. Its previous Houston holdings include The RO development site near River Oaks, 515 Post Oak, and Energy Center I.
