RNR Real Estate Briefs – (Realty News Report) – BAYTOWN, Texas – Hunington Residential has closed the sale of its The Vic at Southwinds, a premier 265-unit apartment community in Baytown, Texas. The property spans 239,974 SF across three stories and is located at 1900 Kilgore Parkway. Jennifer Campbell of Cushman Wakefield represented the out-of-state buyer in the transaction. Houston-based Hunington Residential has additional multifamily projects moving forward.
PASADENA, Texas — Edge Capital Markets brokered the sale of The Market at Crenshaw, a 37,103-SF strip center at 4557 E. Sam Houston Parkway in Pasadena to a national investor. Kevin Holland and Britton Holland of Edge represented the seller. shadow-anchored by Academy Sports and Outdoors and Burlington, The Market at Crenshaw is 77% leased.
HOUSTON — Hilltop Stones leased 121,795 SF at 8760 Clay Road. Garret Geaccone and Boone Smith with Stream Realty Partners represented the owner, DRA Advisors. Wes Williams with Colliers represented the tenant.
HOUSTON — Fogelman Properties, in a joint venture with Thackeray Partners, acquired the 258-unit Advenir at Eagle Creek apartments in Humble. The property has been rebranded as The Fenwick to align with upcoming renovations. Built in 2008, the Fenwick offers one, two and three-bedroom units with rents starting at $1,094. The closing marks the 17th acquisition for the Fogelman-Thackeray partnership, totaling more than 4,000 units. The complex is 91% occupied.
BAYTOWN, Texas — Stream Realty Partners and joint venture partner Principal Asset Management announced that Portside Logistics Center is now 100% leased following an expansion by a key tenant. Gulf Coast Crating originally occupied 432,316 SF in Building 1 of Portside Logistics Center in 2024. The company has added 135,285 SF in Building 2, bringing its total footprint to 567,601 SF. The two-building, 1 million-SF development is on Borusan Road in Baytown. Tyler Maner and Jeremy Lumbreras of Stream represented the landlord. Patrick McKiernan of First Houston Properties represented the tenant.
HOUSTON — First Choice Fasteners leased 32,238 SF at 8300 Telephone Road. Tyler Maner and William Carpenter with Stream Realty Partners represented the landlord, Birtcher Anderson Davis. Amy Patterson with Clay & Co. represented the tenant.
MAGNOLIA, Texas — Trez Capital provided financing to Pelagic Property Group to develop lots for the 207-acre Sherbrooke master-planned community, located three miles south of Magnolia. Planned for 709 lots, the community will have 35-foot townhome lots along with 40, 45 and 55-lots with home prices ranging from the high $200,000s to $500,000. Joe Burke from SVN represented Pelagic Property as the land broker. Site work will begin in 2025 with lots delivered in mid-2026. Sherbrooke is Trez Capital’s third project with Pelagic, a Texas-based development firm founded by Darren Ward.
HOUSTON — Coppersmith expanded by 15,793 SF at 15914 International Plaza. Tyler Maner and Woody Hillyer with Stream Realty Partners represented the landlord, Principal. Jeff Wood with CBRE represented the tenant.
HOUSTON — White Label Pharmacy LLC, Echo Health LLC leased 13,300 SF at 21217 Clay Road. Boone Smith, Garret Geaccone, and Abraham Richardson with Stream Realty Partners represented the landlord, Harbor Capital. Dylan Stiteler with Bridge Commercial Real Estate represented the tenant.
HOUSTON — CAF USA leased a 23,625-SF industrial warehouse 7214 Harms Road just outside Beltway 8, west of Highway 290. Jason Gibbons, Jack Gaffney, and William Alcorn of Finial Group managed negotiations involving both the landlord, a key partner of Finial Group, and the tenant. The property is equipped for heavy industrial use, featuring 2,400 SF of office space, tilt-wall construction, and a 20-ton crane-ready setup.
RICHMOND, Texas —Vitamin Shoppe has leased 2,555 SF of retail space in Grand at Aliana, located at the intersection of West Grand Parkway South and West Airport Boulevard in Richmond from NewQuest. Josh Friedlander of NewQuest represented the landlord. Brett Strake of NewQuest represented the tenant.

KYLE, Texas — Landsea Homes Corp. marked the grand opening of Freedom at Anthem, the company’s first ground-up community in Texas. Homes in the 880-lot community range from 1,292 to 2,823 SF, offering up to five bedrooms and three-and-a-half bathrooms. Located in the city of Kyle in Hays County, the community offers a lap pool and beach entry, pickleball and basketball court, a hammock court, and community garden at The Central Park Amenity Center.
GARLAND, Texas — Marcus & Millichap announced the sale of Storage Fit, a 47,539-SF, 140-unit self-storage facility at 3701 Dividend Drive in Garland. Danny Cunningham and Brandon Carr represented the seller, a private investor from the West Coast seeking to complete a 1031 exchange into triple-net-leased properties closer to home. A private capital group based in Dallas-Fort Worth acquired the asset.
FRISCO, Texas — Quick n Clean 69, LLC, Quick n Clean TX 6, LLC, and GNC Garages of Frisco LLC have purchased 8.16 acres at the intersection of Parkwood Boulevard and Lebanon Road in Frisco from Rudco Land LLC. Nick Ramsey of NewQuest represented the buyer. Brandon Trimble of the Retail Connection represented the seller.
AUSTIN – Transwestern Real Estate Services announced that 84 Lumber has signed a 84,633 SF lease at Blue Springs Business Park, located at 610 Blue Springs Blvd. in Georgetown. This marks the first lease at the newly developed Class A industrial park by Molto Properties. Nash Frisbie of Transwestern and Carter Thurmond of Endeavor represented the landlord.

CELEBRATION, Fla. —JLL Capital Markets announced the $31.5 million sale of the Celebration Office Center, a two-building office complex at 1170 and 1180 Celebration Blvd. in Celebration, Fla,. near Orlando. Robbie McEwan, Hunter Smith, and Blake Koletic of JLL Capital Markets represented the seller, TMT Properties, and procured the buyer, Real Estate Value Advisors. The 161,437-SF property is 98% leased.
DALLAS — JLL Capital Markets announced that it has completed the sale and financing of a five-property self-storage portfolio totaling 2,327 units in the metropolitan areas of Houston and Providence, Rhode Island. JLL represented the seller, Madison Capital Group, and affiliates of Cerberus Capital Management, in the sale. The portfolio consists of 2919 S. Highway 146 in Bacliff, 12610 Tanner Road, and 4100 West 34th in Houston in Texas, and 3346 Pawtucket Ave. in East Providence and 1115 Main St. in Hope Valley in Rhode Island. All of the properties were branded under the Go Store It name. JLL’s Matthew Wheeler, Adam Roossien, Brian Somoza, and Steve Mellon represented the seller while Griffin Guthneck arranged financing for the borrower.

WHITEFISH, Mont. — Dallas-based real estate firm SHOP Development announced the development of Larch House, a 39-key luxury hotel in the mountain town of Whitefish, Mont. Located at 304 E. First Street in the historic Railway District of downtown Whitefish, the hotel was designed by Olson Kundig architects as an enclave of 10 buildings with landscape architecture by Dallas-based Bud Creative. Olson Kundig is also designing the interiors with a mix of vintage Scandinavian and custom pieces. The hotel will feature a central courtyard with an architectural boulder garden and fire pits, a heated rooftop pool and sundeck with mountain views, and farm-to-table dining at multiple venues. Opening is expected in late summer 2025.
HUMBLE, Texas — High Street Residential, the residential subsidiary of Trammell Crow Co., and joint venture partner, Daiwa House Group, has opened the second phase of a garden style rental community in Kingwood. The Residences at Kingwood East consists of 109 for-rent townhomes and 72 apartment homes at 6518 Kings Glen Drive in Humble. The new phase features one-, two-, and three-bedroom floorplans, with the apartments averaging 1,046 SF and the townhomes averaging 1,530 SF. The first phase, The Residences at Kingwood, a garden-style development with 240 apartments and 49 townhomes, delivered in early 2024. Residents of both phases have access to amenities such as a clubhouse with a fitness center and a yoga room, resident work-from-home suites, two resort-style pools, pickleball court, a dog spa, and a dog park. The two-phase residential development was designed by W Partnership. Additional project partners include Kimley Horn, KW Landscape Architects, and Compasso Design. Sumitomo Mitsui Trust Bank, Limited, New York Branch, provided construction financing. Arch-Con Corp. was general contractor.
