RNR Real Estate Briefs – (Realty News Report) – HOUSTON — McDermott, a provider of engineering and construction solutions for the energy industry, signed a 50,498-SF lease for a new office at Westgate II in the Energy Corridor. The company will bring 254 employees to its new space on the top floor of the building at 17320 Katy Freeway. Tyler Garrett and Christian Canion of JLL represented the landlord. McDermott’s office at Westgate II will feature 162 workstations, 66 offices, two large breakrooms, 10 conference rooms, a wellness room, coffee coves and collaboration spaces. McDermott will continue to occupy project-focused space in Energy Center 5.
CONROE, Texas – Landmark Properties completed of the first phase of The Everstead at Conroe, a 23.5-acre built-to-rent (BTR) community on Longmire Road Conroe. Upon completion, the community will have 287,364 SF in a mix of 56 two-bedroom and 134 three-bedroom BTR ranch homes and townhomes in 136 one- and two-story buildings. The Conroe project is being developed by Landmark Properties in a joint venture with partner Open House Group Co. Ltd. with financing provided by Wintrust.
HOUSTON – Urban Office, a Houston provider of flexible office solutions from Braun Enterprises, announced the grand opening of a shared workspace location near River Oaks. Located at 1500 Waugh Drive, the 12,000-SF space marks Urban Office’s 10th Houston-area location and 14th in Texas. The River Oaks location features private office suites ranging from 100 to 400 SF, with options for additional space. Monthly memberships range from $650 to $2,000.
MISSOURI CITY, Texas — Jelly Comb Corporation leased 68,342 SF at 411 Cravens Road. Jeremy Lumbreras and Woody Hillyer with Stream Realty Partners represented the landlord, Clarion Partners, and 4M Investments. Hunter Johnston with Bridge Commercial Real Estate represented the tenant.
KATY — Behavioral Innovations leased 5,290 SF at 25414 Kingland Blvd. in Katy for an ABA Therapy Clinic. Wesley Clayborn with Commercial Realty Co. represented the landlord.
HOUSTON — Commercial Paint and Coating leased 16,471 SF at 9087 Knight Road. Meg Zschappel with Stream Realty Partners represented the landlord, ATCAP Partners.
HOUSTON — Home sales have begun in the Attwater community in Waller. Chesmar Homes, Empire Homes (formerly Empire Communities) and HistoryMaker Homes are building in the 470-acre Attwater, located along Highway 290, FM 362 and Owens Road. The builders partnered with Bold Fox Development in the purchase of the agrarian-inspired community.
HOUSTON — US Med Equip leased 24,307 SF at 7150 Business Park Drive. Tyler Maner and Woody Hillyer with Stream Realty Partners represented the landlord, Principal Real Estate Investors. Jeremy Feerer with NAI Global represented the tenant.
HOUSTON — Walk-In Wellness Family Clinic renewed a lease for 1,825 SF at 10750 Barker Cypress Road. Chase Tucker and Tyler Holt of Finial Group represented the landlord.
HOUSTON, — Book Off, a Japanese retail chain known for secondhand books, manga, games, and collectibles, has signed a lease at Ashford Village at 1801 S Dairy Ashford. Shawn Ackerman and Jason Du of Henry S. Miller’s Houston office represented the landlord, while Heather Nguyen and Arashi Murata of NewQuest Properties represented the tenant.

ALLEN, Texas — Chicken N Pickle, an indoor/outdoor pickleball and restaurant concept backed by NFL stars Patrick Mahomes and Travis Kelce, will open a location in Allen, near Dallas, on May 13. The new location at 1221 Johnson Road in The Farm mixed-use development represents the third in the Dallas-Fort Worth area and fifth in Texas for the brand. Encompassing nearly four acres with 55,000 SF behind the fence, Chicken N Pickle Allen features dining areas on two levels, a sports bar, six indoor and two covered outdoor pickleball courts, beer gardens and cornhole, giant Jenga, and other yard games.
COLLEGE STATION, Texas — Pickleball Kingdom plans to open at 3125 S Texas Ave. in Bryan, Texas, this fall. Led by franchisee Sheryl Miller, the location will span 49,150 SF with 17 professional-grade indoor courts. It joins other locations in Plano, Dallas, Pflugerville, and Fort Worth offering climate-controlled courts, lessons and clinics, court reservations and open play, leagues and tournaments, a pro shop, youth programs, and community and corporate events.
DALLAS — Hillwood Investment Properties, a Perot company, announced the acquisition of four buildings totaling nearly 1.2 million SF in the Dallas-Fort Worth metroplex. They consist of 901 Distribution Drive in Wilmer (334,800 SF); 1201 Big Town Blvd. (508,500 SF); and Midlothian Business Park (344,242 SF across two buildings).
AUSTIN — Newmark Group has arranged the sale of a five-property student housing portfolio totaling 1,248 units and 3,693 beds across Florida, Texas, Indiana, and North Carolina. Newmark represented the seller, a joint venture between Nuveen and The Preiss Company. The portfolio includes properties near the University of Florida, Texas State University, Indiana University, North Carolina State University, and The University of Texas at Austin.
SAN ANTONIO — Fred Ash with Commercial Realty Co. represented the buyer of an 8.9-acre parcel of land on Loop 1604 and Lookout Road in Live Oak, Texas near San Antonio for a new car dealership. Rav Singh with Singh Commercial Group represented the seller.
AUSTIN — Buchanan Capital Partners, an Austin-based commercial real estate investment firm, announced the off-market purchase of a newly constructed, 196,523-SF industrial warehouse off of SH-130 at 2100 Limmer Loop in Hutto. The property, located in the 1.5M-SF Innovation Business Park, will continue to be leased and managed by Aquila Commercial.
FORT WORTH – Marcus & Millichap announced the sale of 913 Houston Street, an 11,760-SF vacant retail building in downtown Fort Worth, near Ninth Avenue and the Fort Worth Convention Center. “Downtown Fort Worth is in the midst of an incredible transformation, and 913 Houston Street is well positioned to benefit from the continued growth,” said Joe Santelli of Marcus & Millichap’s Dallas office

LOS ANGELES – JLL Capital Markets has arranged $22.5 million in financing for a four-property, shallow-bay industrial portfolio totaling 382,762 SF in the Chicago area on behalf of the borrower, Unilev Capital Corporation and an affiliate of Palladius Capital Management. The proceeds were use to refinance Arlington Center, a two-building, 213,963-SF complex in Arlington Heights; Stanley, a five-building, 56,416-SF asset in Elk Grove Village; Remington, a 51,662-SF property in Schaumburg; and for the acquisition of Old Willow Industrial Complex, a 12-building, 60,721-SF asset in Northbrook. JLL’s Jeff Sause, Chad Morgan, Brian Walsh, and Lauren Sackler worked on the deal along with Unilev’s Raymond Levy, Ian Konowitch, and Peter Berges.
BURLINGTON, N.C. — Lamar Companies, in conjunction with Real Capital Solutions, announced the acquisition of Alamance Crossing, a 456,742 SF regional open-air lifestyle center in Burlington, N.C. The property, located near the intersection of I-85 and I-40, is anchored by Hobby Lobby, Carousel Cinemas, Barnes & Noble, and Belk.
ORLANDO, Fla. — Demetree Global announced the acquisition of a 44,478-SF office building at 4798 New Broad Street in Orlando’s Baldwin Park neighborhood. The property was purchased for $11.3 million from Owens Realty Services.
IRVINE, Calif. — CIP Real Estate purchased the 422,136-SF Imeson Commerce Center in Jacksonville, Fla., for $53.75M, or $127 PSF. Built in 2023 in the master-planned Imeson Park, the single-tenant building is fully leased to intermodal logistics provider RoadOne. The acquisition was arranged by JLL and financed with Principal Life Insurance Co.
SAN DIEGO — Breakthrough Properties has acquired MUSE, a three-building trophy life sciences campus totaling 186,000 SF in San Diego for $159.0 million, according to JLL Capital Markets. JLL represented the seller, Diversified Healthcare Trust, which is managed by The RMR Group. JLL also arranged post-closing financing for two buildings and will continue to handle leasing for the campus located at 3030, 3040 and 3050 Science Park Road in San Diego’s Torrey Pines submarket.

TARPON SPRINGS, Fla. – The Morgan Group, a Houston-based multifamily development, construction, acquisitions and property management company, has broken ground on Anclote Harbor Apartments, a 404-unit luxury residential community in Tarpon Springs, Fla. The property will consist of one-, two-, and three-bedroom floor plans within five 4-story buildings. Amenities will include a resort-style pool with private cabanas, a 2,000-SF center within an 11,000-SF clubhouse, boat docks, private canoe and kayak launch areas. The property spans 64 acres at 42501 U.S. Highway 19 North along the Anclote River.
HOUSTON – Clark Construction Group, in collaboration with United Airlines, Page/Grimshaw, and Houston Airport System, celebrated the topping out of Terminal B Transformation – Central Processor project, a 525,000-SF expansion and renovation at George Bush Intercontinental Airport, at a ceremony on April 17. The project, which will enhance the ticket hall, security screening, baggage handling systems, and the terminal’s post-security area, is on target for completion in the fall of 2026.
HOUSTON and SAN ANTONIO – Corscale Data Centers and Affinius Capital have announced a strategic partnership for Hyperscaler Development and Supply Exclusivity Agreement with e2Companies, a provider of integrated solutions for on-site power generation, distribution and energy cost-optimization. Under the agreement, Corscale would become the exclusive hyperscale data center developer to offer use of e2’s R3Di System in the United States for an initial 24-month term.
