HOUSTON – (Realty News Report) – Motiva Enterprises has solidified its commitment to downtown Houston’s Allen Center with a major lease renewal.
The energy company, a subsidiary of Aramco, has finalized a deal to renew and extend its 221,000-SF lease in One Allen Center, landlord Brookfield Properties announced. Motiva refines, markets and distributes petroleum products and operates a large refining and chemical complex in Port Arthur.
“Brookfield Properties has a longstanding relationship with Motiva, and we are pleased that they have decided to recommit and extend their presence at One Allen Center, taking advantage of the amenities we offer and the benefits of working in downtown Houston,” said Travis Overall, Executive Vice President and Head of the Texas Region for Brookfield Properties.
To compete with newer buildings, Brookfield completed a major revitalization of its 3.1 million-SF Allen Center in 2021. One Allen Center, the 34-story building at 500 Dallas, opened in 1972 as the first of three office buildings at the campus, which also has 50,000 SF of retail space.
The updates created new lobbies, tenant amenities and bright spaces that better connect with the outdoors. The Acre, a parklike green space at the center of the campus, provides shady spaces for lunch or breaks and hosts the monthly Smith Street Farmers Market. Restaurant options at Allen Center include Guard and Grace, Rosalie Italian Soul, Mendocino Farms and Tikka.
Tim Relyea and Joseph Peddie of Cushman & Wakefield represented Motiva in the lease. Brookfield was represented by Bubba Harkins, Kristen Rabel and Jenny Sealy of CBRE along with Tyler Merritt of Brookfield.
Other tenants have also re-upped at the Allen Center campus near Smith and Dallas streets. Plains Pipeline recently extended its nearly 260,000 SF lease and Freeport LNG expanded to more than 65,700 SF at Three Allen Center.
