RNR Real Estate Briefs from Realty News Report — HOUSTON — Dean & Draper Insurance leased 25,840-SF at 1177 West Loop South, an 18-story office building known as Eleven77. Anthony Squillante and Dustin Devine of Avison Young represented the tenant. The landlord, Hicks Ventures, was represented by Transwestern Real Estate Services’ Kelli Gault, Doug Little and John Heard.. Dean & Draper will relocate from its longtime home at 3131 W. Alabama. The new space is approximately 40% larger.
HOUSTON — Strategic Storage Growth Trust III, a private real estate investment trust sponsored by an affiliate of SmartStop Self Storage REIT, announced the acquisition of the Amazing Spaces self-storage facility at 3130 Southwest Freeway. The 10-story property offers 98,875 SF with 789 units, 16 lockers, and 72 dedicated wine storage vaults. SmartStop now owns all of the Amazing Spaces locations.
HOUSTON – Colliers announced the sale of a 66,500-SF industrial facility with significant outdoor storage capabilities, at 9803 Sheldon Road in Houston. Zack Taylor and Todd Moore of Colliers represented the seller, while Mike Taetz of Colliers represented the buyer. The 15.16-acre property includes 10 acres of stabilized yard.
HOUSTON — Dallas-based Apricus Realty Capital, in a partnership with ABR Capital Partners, acquired an 11.29-acre IOS property at 6003 Cunningham Road. The property, currently leased to Knight Oil Tools, includes 32,358 SF of crane-served warehouse space. Jason Tangen and Paul Dominique of Colliers represented the seller. JLL‘s CW Sheehan, Peyton Ackerman, and Nate Henderson arranged debt financing.
HOUSTON — Lēva Living has started construction of homes in its first development, a 16-acre community at 17260 West Lake Houston Parkway in Atascocita. The community will feature 160 single-family rental homes. The first 24 homes and clubhouse are expected to be completed this fall. The remaining 136 homes will be completed by summer 2026. The project team includes Danze & Davis Architects and Spring Valley custom homebuilder Geis Development. Delays in financing paused the project, which started in 2022. Paul Smyth with Broadsword Investors arranged the construction loan through Hall Structured Finance.
HOUSTON — Stream Realty Partners has been selected by Galium Capital to oversee leasing Lockton Place, a 189,828-SF office building at 3657 Briarpark Drive in Westchase. The property is home to namesake tenant Lockton and former owner and developer Triten Real Estate Partners.
HOUSTON — Alterius Co. sold the 3,812 SF building at 112 E. 4th Street. Natali Czarneski of Oxford Partners represented the seller. Amy Huynh of NX Realty represented the buyer.
HOUSTON — Illinois 3 Properties purchased the 22,813-SF building at 11407 Charles Road in Houston. Perry Mazzone and Ryan Hartsell of Oxford Partners represented the buyer. Andrew Laycock of Partners Real Estate represented the seller.
HOUSTON — Stream Realty Partners has been awarded the leasing assignment for Westway Grove, an 84,562-SF office building at 4601 Westway Park Blvd. in northwest Houston. This marks the first time the building has been available for lease. Parker Noble and Ryan Barbles will oversee leasing on behalf of ownership, Corey Construction.
WILLIS, Texas — La Michoacana Costa leased 1,920 SF of retail space in Willis Town Center, located at the intersection of Interstate 45 and FM 1097, Willis, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Ron Brown of Texas Commercial Realty Group represented the tenant.

RICHARDSON, Texas — Dallas-based AT&T leased 186,000 SF at The Tower at Lakeside at 2221 Lakeside Blvd. in Richardson. AT&T will consolidate multiple regional sites to the new location in November 2025. The company’s Richardson workforce is projected to grow from about 400 employees to nearly 1,400. Nathan Durham of Newmark represented the landlord, Provident Realty Advisors. Troy McDonald of CBRE and Lawrence Gardner of OMS Strategic Advisors represented AT&T.
DALLAS — Kaizen Development Partners acquired 2.3 acres at Wolf Street and North Harwood Street in Uptown Dallas as the site of its Chalk Hill mixed-use development. The North Texas Public Broadcasting facilities are being torn down to make way for the project. Designed by BOKA Powell, the development will include over 400,000 SF of office space, a 217-key hotel in partnership with HN Capital Partners, 61 luxury branded residential condominium units, and restaurants. Blake Shipley and T.D. Briggs of JLL are handling office leasing. Balfour Beatty is the general contractor.
PLANO, Texas — LeadsOnline, a provider of crime-solving technology to law enforcement agencies, expanded its 14,992-SF headquarters to a total of 27,000 SF in Legacy Town Center II at 6900 North Dallas Parkway in Plano. Clay Vaughn and Jihane Boury of Savills represented the tenant. Alexander Cullins of CBRE represented the landlord.
FORT WORTH — Wood Partners will develop the 365-unit Alta River Park apartments in Fort Worth, just west of the Chisholm Trail Toll Road. Completion is planned in summer of 2027.
PFLUGERVILLE, Texas — Alto Real Estate Funds has acquired a 24-acre industrial site at Cameron Road and SH-130 in Pflugerville northeast of Austin. The company plans to break ground in the third quarter on two rear-load buildings, each spanning 126,000 SF with 32-foot clear heights.
SAN ANTONIO — Hopdoddy Burger Bar will take over the 2,989-SF previously occupied by Pei Wei in The Strand at Huebner Oaks, a 73,920-SF shopping center at Huebner Oaks and Huebner Road in San Antonio owned by Whitestone REIT.
DALLAS — Asset Living renewed a 13,168-SF office lease at 15601 Dallas Parkway in Addison. Dan Boyles, Jeremy Brubaker, and Justin Utay of Partners Real Estate represented the tenant. Chris Taylor of Cushman & Wakefield and Trey Smith of CBRE represented the landlord, FSP Addison Circle LP.
DALLAS — Stockbridge acquired the 775,013-SF, seven-building portfolio Greater Valwood Industrial Portfolio in North Texas. Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke, Emily Brandt, and Trevor Berry represented the seller. John Alascio, TJ Sullivan, and Jason Blankfein of Cushman & Wakefield’s Equity, Debt & Structured Finance group advised the borrower. Lincoln Financial Group provided financing.
TEMPLE, Texas — Kobalt Investment Co. acquired a three-property medical office portfolio leased to Baylor Scott & White Health. Seth Gilford of Transwestern Real Estate Services represented the buyer. The portfolio at 6684 W. Adams Ave. in Temple and 1001 and 1009 Arbor Park Dr. in Belton totals 31,545 SF.
CORSICANA, Texas — Dallas-based Audax Enterprises purchased the fully leased, 28,322-SF Southland Center at 200 N. 15th St. in Corsicana from Robert Gegenheimer and Joanna Hunt. Rick Ragan and Dakota Workman of NewQuest arranged the sale. Daniel Wenz Jr. of Wenz Investment Group represented the buyer.
GRAND PRAIRIE, Texas — LFD Forwarding Inc. leased 12,070 SF of warehouse space in Woodlands Business Center Building 3, 2005 108th St., Grand Prairie, from Stonelake Capital Partners. Jason Finch and Michael W. Spain of Bradford Commercial Real Estate Services represented the landlord. Collin Hu of eXp Commercial represented the tenant.
SAN ANTONIO — Seven Hills Realty Trust/Tremont Realty Capital closed on a $28 million first mortgage floating rate bridge loan to refinance Rise at Loop 410, a 360,000 SF industrial warehouse distribution facility recently developed in San Antonio. Cushman & Wakefield advised the borrower, Grandview Partners.
AUSTIN – Masonwood Development, a land developer in Central Texas, obtained $126 million in financing from Trez Capital to launch of Phase II of of the Provence master-planned community southwest of Austin. Provence spans 910 acres and will feature 1,600 homes by five builders. Masonwood is planning two additional developments in collaboration with Trez Capital.

NEW YORK — Life Time signed a 52,000-SF lease with Prop and Building Corp for a fitness club at 10 Bryant, a Midtown Manhattan office tower at 40th Street and Fifth Avenue.
WASHINGTON, D.C. — Shorenstein Investment Advisers has acquired 901 K Street, a 219,956-SF trophy office building in Washington, D.C. Tenants include Microsoft, Baker Donelson, and ViaSat. The building will be marketed by Avison Young.
LAS VEGAS — Dalfen Industrial has expanded its presence in Las Vegas with the acquisition of Diablo Logistics Center, a two-building center totaling 143,763 SF at 5075 and 5175 W. Diablo Drive.
NEW YORK — M&T Realty Capital Corp. announced the closing of a $50 million Freddie Mac loan for the refinancing of The Alyn, a 56-unit apartment building at 152 East 87th Street in Manhattan’s Carnegie Hill neighborhood. The borrower is an affiliate of New York-based Gordon Property Group.
PHOENIX, Ariz. – Cushman & Wakefield advised Formation Interests in arranging joint venture equity and construction financing for the development of Formation Park 17, a four-building, 428,011-SF industrial business park in Phoenix. In partnership with Crow Holdings Capital, Comerica Bank, and American National Bank of Texas, Formation’s Southwest Team is transforming an existing 7-building office campus into a transit oriented industrial business park near Peoria Ave.
PHOENIX, Ariz. — EQT Real Estate acquired the 1.16-million SF Sarival Logistics Center industrial project in Litchfield Park (Glendale), Ariz. for $128.2 million. The single-tenant building at 6390 North Sarival Ave. is leased to Logistics Plus. Will Strong, Molly Hunt, Michael Matchett, Jack Stamets, and Madeline Warren of Cushman & Wakefield’s National Industrial Advisory Group—Mountain West represented the seller.
