RNR Real Estate Briefs – (Realty News Report) – NEW CANEY – Walk-On’s Sports Bistreaux leased 7,879-SF at 22276 Market Place Drive in Valley Ranch Town Center, a project of the Signorelli Co. Backed by former NFL quarterback Drew Brees, the Louisiana-based sports bar and restaurant was founded by LSU student athletes Brandon Landry and Jack Warner. It will be the eighth location in the Houston are upon opening in late Spring 2026.
HOUSTON – Finial Group announced the sale of the 31,113-SF Lakes of Riata Retail Center at 10750 Barker Cypress Road in northwest Houston. The sale was completed in partnership with one of the firm’s long-standing investment partners.
HOUSTON – InvenTrust Properties selected Edge Realty Partners brokers Kathy King and Victoria Neff to lease its 1.38 million-SF Houston retail portfolio. The portfolio consists of six grocery-anchored shopping: Bay Colony Town Center in League City, CyFair Town Center in Cypress, The Stables Town Center in Spring, Eldridge Town Center, Blackhawk Town Center, and Antoine Town Center.
HOUSTON – Avatar Managed Services leased 5,005 SF at 10603 W. Sam Houston Parkway North. Paul Viers and DJ Hale of Oxford Partners represented the tenant. Brandon Levinson of Interra Capital Group represented the landlord, Interra Remington, LLC.
HOUSTON – Strive, a commercial real estate investment sales firm based in Dallas, Houston, and Newport Beach, announced the sale of the 1,262-SF Wienerschnitzel on South Highway 6 in Houston. Jackson Brewer of Strive represented the seller. Adam Gottschalk represented the buyer.
MISSOURI CITY, Texas – Infinite Power Holdings leased 32,842 SF at 631 Buffalo Lakes Drive in Missouri City. Jeremy Lumbreras and Garret Geaccone with Stream Realty Partners represented the landlord, KKR. Ed Ayres with Houston Realty Advisors represented the tenant.
HOUSTON – Bright Star Solutions leased 4,000 SF of industrial space at 2230 Pansy Street in Pasadena. Nick Ramsey of NewQuest represented the tenant. Alix Fox of Qualified Properties represented the landlord, Pansy Street Properties.
TOMBALL, Texas – Newcor announced the groundbreaking on Newstor Hufsmith Storage at 11110 Hufsmith Road in Tomball.
HOUSTON – Wingstop leased 1,400 SF in Shops at Katy Reserve, at FM 1463 and Spring Green Boulevard, Katy, from NewQuest. Leni Sandoval and Kevin Sims of NewQuest represented the landlord. Jason Gaines of Sturbridge Commercial Realty represented the tenant.
HOCKLEY – The Grand Prairie, a master-planned community created by Ember Real Estate Investment & Development in Hockley, sold 2.1 acres at Warren Ranch Road and Baethe Road for the community’s first commercial development. PrimeSpot, a Texas-based convenience store operator, will begin construction on an 8,200-SF convenience store and fuel station in October 2025. Opening is planned in Fall 2026. More retail space will be added in the second phase.
MONTGOMERY, Texas – Tee Flats leased 2,599 SF in Pine Market at Woodforest, 763 Fish Creek Thoroughfare, Montgomery, from Pine Market Sidestreet LLC. Kevin Sims and Nick Ramsey of NewQuest represented the landlord. Brian Mathieson of LPT Realty represented the tenant.

STEPHENVILLE, Texas – Greysteel, a commercial real estate investment sales and debt and structured finance advisory firm, announced the sale of the 76-unit Riverwalk Townhomes, at 1001 E. Washington Street in Stephenville. The Low-Income Housing Tax Credit community was acquired by a Dallas-based private investor. Built in 2004, the property was developed by Tejas Housing Group. Doug Banerjee brokered the sale.
AUSTIN – HydroGraph signed a 20,555-SF industrial lease at 2101 East St. Elmo Road in Austin. Eric Sheaffer of Partners Real Estate represented the tenant. HydroGraph is a graphene production company serving the aerospace, defense, and government infrastructure projects industries.
ARLINGTON, Texas – Harbor Capital acquired Shoreline Business Park, a 190,008-SF, 100%-leased light industrial park near the Great Southwest submarket of Arlington. Stream Realty Partners represented the seller and will manage the property.
ADDISON, Texas – SRS Real Estate Partners closed the $5.66 million sale of a newly renovated First Watch restaurant property at 5353 Belt Line Road in Addison. The 5,672-SF single-tenant property has a new, 12-year, corporate-guaranteed lease in place. Matthew Mousavi and Patrick Luther represented the seller, Dallas-based 90Ten. The buyer was a New Mexico-based private investor who was in a 1031 exchange. The price per square foot was $998.
AUSTIN – Newmark arranged the sale of the 200-unit Nichols Park Apartment Homes at 5001 Convict Hill Road in southwest Austin. Jim Young, Patton Jones, Andrew Dickson, and Matt Michelson represented the seller, Austin-based Thrive FP, in the sale to an undisclosed buyer.
SAN ANTONIO – Westmount Realty Capital announced the sale of Westmount at Houston Street, a 200-unit, townhome-style multifamily community at 4611 E. Houston Street in San Antonio. The 91.5% occupied property features 37 residential buildings and was acquired by Westmount in 2019.
FLOWER MOUND, Texas – Lakeview Loan Servicing signed a 9,684-SF lease at Lakeside International Office Center in Flower Mound. Daryl Mullin and Lauren Halstedt of JLL represented landlord Realty Capital Management, while Amber Linville Gibson represented the tenant.
SAN ANTONIO – Opportunity Home San Antonio in partnership with an affiliate of Atlantic Pacific Companies, OCI Development, and PNC Bank celebrated the grand opening of Vista at Reed, a new affordable housing community in far west San Antonio. Rents at the 56-unit property range from $435 to $1,507 for two- and three-bedroom units.
AUSTIN – Mesa West Capital provided Los Angeles-based DreamField Capital with $23.4 million in first mortgage debt for its acquisition of the 200-unit Nichols Park apartments at 5001 Convict Hill Road in the West Oak Hill neighborhood of Southwest Austin. Austin-based RPM Living will manage the property.
DALLAS – Granite Properties and Highwoods Properties announced the opening of 23Springs at 2323 Cedar Springs Road in Uptown Dallas. The 641,563-SF development consists of a 26-story, 625,215-SF office tower, two freestanding restaurant buildings totaling 16,348 SF, and a half-acre park. The project is 63% leased. Tenants include Sidley Austin, Savills, and Bank OZK, which provided construction financing for the development. Two of the three restaurant spaces have been leased to Wish You Were Here Group’s Élephante and Little Ruby’s Café. The building was designed by GFF and constructed by DPR Construction.
SAN ANTONIO – Project Cowork, a San Antonio-based coworking operator, leased 19,060-SF at 200 Main Plaza, a recently restored historic building in Downtown San Antonio. The offices will be geared toward attorneys, with conference rooms, training rooms, and private offices available to rent for members. Harry Adams and Talaya Frazier of Stream Realty Partners represented the landlord. Aamil Sarfani represented the tenant.
AUSTIN – PPR Capital Management announced the completion and lease-up of The Residences at Rubi, a newly constructed 101-unit mid-rise apartment community in Austin. The $21.7 million development features a 50/50 split between market-rate and affordable units. PPR collaborated with Notional Development Partners, IE2 Construction, Strategic Housing Finance Corporation, Spire Project Management, and Avita Property Management on the project.

CENTENNIAL, Colo. – United Properties has broken ground on phase 1 of the INOVA Industrial Campus near Centennial Airport in Denver’s Southeast submarket. The 43-acre campus will contain up to five industrial buildings, including a 141,480 SF building and 113,770 SF building in phase one. Cushman & Wakefield’s National Industrial Advisory represented United Properties in securing over $20 million in equity investment for the project. Cushman & Wakefield’s Denver office is handling leasing. Phase 2 will offer three adjacent sites for build-to-suit projects ranging from 30,000 to 200,000 SF. Murray and Stafford, Inc. is the general contractor.
ORLANDO, Fla – Siemens Energy will relocate its Orlando offices to Lake Nona Town Center in 2027. The company will occupy more than 242,000 SF at 6876 Marwick Lane. The new campus will be surrounded by restaurants, hotels, apartments, fitness and wellness amenities. Siemens Energy has been at its Alafaya Trail location for more than 40 years, where nearly 3,000 people work. Lake Nona is a mixed-use planned community by Tavistock Development Co.
ATHENS, Ga. – Landmark Properties opened its first student housing development in Minnesota, The Standard at Dinkytown. The 17-story community at 521 15th Ave SE in Minneapolis offers 1,021 beds. BKV Group was the architect and Landmark Construction was the general contractor.
NEWPORT BEACH, Calif. – CrownPoint Partners announced the firm has closed more than $51.4 million in dental sale-leaseback transactions spanning 14 states and totaling over 30 properties so far in 2025.
WAYNE, N.J. – Affiliates of DC Hospitality Group sold the 120-key Home2 Suites by Hilton Wayne to Spark GHC. David Perrin and Spencer Davidson of Hunter Hotel Advisors brokered the sale.
