Salon Firm Expanding Quickly in Houston Retail Centers

Phenix Salon Suites opening Houston outlets.

HOUSTON – (Realty News Report) – CBRE arranged five Houston locations for Phenix Salon Suites, an Encinitas, Calif.-based franchised firm with 283 locations in 34 states.

CBRE’s Sydney Dixon and Brian Ashby represented Phenix Salon Suites, which is expected to open 300 location in the next two years.

The company signed a 7,267 square-foot long-term lease for the entire second floor at 2101 Smith Street, a 7,000 SF lease at Westheimer Towne Center located at 8555 Westheimer Road, and a 6,600 SF lease at Price Plaza located at 20290 Katy Freeway.

“Phenix is best-in-class in the salon suites space, and they have a long runway ahead in Houston with only 7 locations inked so far. Landlords are quickly realizing that salon suites are great traffic drivers to their centers, often drawing 4,000 to 5,000 female shoppers into the shopping center every single month,” said  Dixon.

Phenix will also open a 6,500 SF location in the redeveloped Bellaire Towne Center and a 6,713 SF  location at 2401 North Shepherd, a new development in the Heights directly across from the new H-E-B grocery store.

“With Class-A retail at 98-percent occupancy our team had to pinpoint ideal settings across the city that match this high-end concept. Furthermore, Phenix is focused on growth and plans to continue expanding in Houston,” said  Ashby.

CBRE Research shows retail occupancy continues to rise in Houston, ending 2018 at 94.9 percent across all classes.
