Skanska’s Energy Corridor Office Building Tops Out

HOUSTON – Skanska announced its 385,000 SF office project in the Energy Corridor of west Houston has been topped out. Construction completion is slated for the second quarter of 2016.

The building, called West Memorial Place ll, is 42 percent leased with IHI E&C occupying 160,000 SF.

Skanska, part of a large Stockholm-based parent company, self-finances most of its projects. Certified LEED Platinum, the building was designed by HOK.

The building boasts a fitness center with lockers and showers, an outdoor courtyard, and an onsite cafe with access to an outdoor seating area adjacent to Terry Hershey Park.

The building’ LEED Platinum standards will use 25 percent less energy than typical baseline buildings, Skanska says. Sustainable features include:

  • Waste diversion: Currently, 95 percent of waste materials have been diverted from landfills and recycled. Exterior glass curtain wall: The building will have floor-to-ceiling-glass walls on the east side, and Skanska is using a unitized curtain wall system with a combination of Virginia mist granite and glass. It includes thermal insulation to reduce heat gain, and it provides abundant natural light.
  • Energy recovery wheel: By pre-cooling the fresh air before it goes through the mechanical system, less energy is required to cool and condition the building.
