Spec Medical Building Underway in Fort Bend

Transwestern is handling leasing on a spec medical building under construction in Fort Bend County.

HOUSTON – TierOne Development has started construction on a speculative 38,600-SF office/medical development at 7619 Branford Place in Sugar Land, according to Transwestern.

Transwestern’s Healthcare Advisory Services team of Senior Vice President Tim Gregory and Vice President Ashley Cassel are providing leasing services for the building for TierOne Development.

“There are very few large blocks of medical space in Sugar Land, making it the ideal time for this project to come out of the ground,” said Cassel. “TierOne’s distinct, modern design will attract office and medical tenants that appreciate high-quality architecture and building finishes.”

Slated for completion in the second quarter 2018, the Class A building is located just outside the Telfair community. The site has with unobstructed frontage on Highway 59 South just east of University Boulevard adjacent to Costco.

“The central location between major hospitals, combined with the lack of medical restrictions, make 7619 Branford ideal for surgery centers, imaging centers, and medical clinics, as well as general office users,” said Gregory. “In addition, the building offers competitive rates and above market TI allowances as well as higher tenant improvement allowances.”
