Tiny Home Village Sprouts in Texas Hill Country

FREDERICKSBURG, Texas – (By Cynthia Lescalleet for Realty News Report) – A newly launched tiny-home community has big plans for its site in Fredericksburg, a Central Texas town founded by German immigrants in 1846.

All Homes Under 400 SF

Eventually the new neighborhood will have 242 small houses – and all of them will have less than 400 square feet of interior living space.

The tiny-home community, called The Village, will lean into Fredericksburg’s rich architectural history (which features of German fachwerk timber construction, native limestone, and widespread use of gingerbread trim) with a modern-day version of and small weekend dwellings that Fredericksburg people called “Sunday Houses.”

The “Sunday House” Tradition of German Immigrant Farmers

The Village development positions itself as “a modern interpretation” of Fredericksburg’s historic Sunday House tradition, press materials say, referring to the compact, efficient 19th c. homes built by local farmers when they were in town for Sunday worship and market days.

Fredericksburg has become a popular travel destination of Hill Country wineries, natural beauty, history, plus restaurants, shopping and events year-round draw an estimated 1.5 million visitors annually. The Fredericksburg area has nearly 100 wineries, vineyards, and tasting rooms.

The Village is a master-planned project at 11515 E U.S. Hwy. 290, about 10 miles east of the historic downtown.

Phase 1 of The Village, developed by Chris de la Mora of Houston, is offering 100 of the 242 home sites eventually planned. Model homes, with evocative names like Tumbleweed and Nightingale, give a sense of the setting’s residential scale and vibe.

Laid-Back Luxury

The Village’s small-format homes pair with resort-style amenities. The community-to-be targets weekend or seasonal users, short-term investment rentals, and primary homes.

“We wanted to create a place where people can experience Fredericksburg in a more extended and affordable way while still having the luxury amenities and resort-style experience they would expect from a high-end getaway,” the developer said in  a press release.

Think of it as getting “a Hill Country lifestyle without the upkeep of a traditional second home,” he said.

At the heart of the community are more than five acres of luxury-style amenities: pool, pickleball courts, a fitness center, events venue, lounge areas, and “wine trails” on the property.

Home sites start at $150,900 and range in size from 4,500 to 10,200 square feet, with home packages starting at $290,000.

There are also immediate move-in package options.

All floor plans feature just under 400 square feet, with large decks for indoor-outdoor living. Two floor plans incorporate access to a small loft.

There is a monthly homeowners association fee, starting at $350, to handle common areas, amenities, lawn maintenance, water and sewer services, and trash removal.

For owners of rental units, AvantStay manages turnkey vacation rentals. The company also manages the property, with MODUS Real Estate Austin handling sales.
