Trammell Crow Starts Spec Project in Houston

HOUSTON – (Realty News Report) – Trammell Crow Company and its JV partner, Clarion Partners LLC., have commenced construction on a 255,704-SF industrial building in Northwest Houston known as Seton Lake Logistics Center.

The project is located on Highway 249 at Seton Lake Drive, one mile south of the Beltway 8/Highway 249 interchange, in the heart of Houston’s Northwest submarket. Construction is slated to be complete in October 2021.

Designed by Powers Brown Architecture, the Class A cross-dock industrial building will sit on 16.8 acres and feature a 32’ clear height, 52’ column spacing, 420’ building depth, 36 trailer parking spaces, and an ESFR sprinkler system. The speculative project is designed to target medium-to-large sized distribution, fulfillment, e-commerce and light industrial users in Houston.

“With the recent flurry of leasing activity at our Fallbrook Pines Business Park and the lack of large blocks of available space in the area, we felt the time was right move forward on another speculative project in Houston’s Northwest submarket,” said J.W. Fields, Vice President with Trammell Crow Company Houston. “Due to the site’s infill location and swift access to Beltway 8, we are confident that Seton Lake Logistics Center will be an attractive option for tenants seeking to distribute goods throughout the Greater Houston region.”

Rosenberger Construction is the general contractor for the project.

Faron Wiley, Senior Vice President, and Joseph Smith, Senior Vice President, with CBRE’s Houston office have been appointed as the leasing agents.

The rapid adoption of e-commerce, accelerated by the COVID-19 pandemic, has continued to lead to rampant growth in the industrial property sector.

E-commerce sales could hit $1.5 trillion by 2025, which would increase the demand for industrial real estate to an additional 1 billion square feet.

Earlier this week, Amazon announced it has four additional last mile delivery stations (a total of 860,000 SF) under development in the Houston area with completion scheduled in 2021. The four projects are in addition to two large-scale Amazon facilities (about 1 million SF each) currently under construction.
