HOUSTON – (Realty News Report) – Houston-based Triten Real Estate Partners has broken ground on The Landing at Aliana, a 294-unit apartment complex in the Aliana master planned community in Richmond.
The project, which is being developed in partnership with NewQuest, is going up on 10.8 acres near the intersection of Aliana Trace and Fairbairn Road. The location just inside the Grand Parkway provides access to major employment centers throughout Houston, Sugar Land, and Katy.
The development is part of the 2,000-acre Aliana community by Airia Development Co. located south of the Katy Freeway and north of Highway 59.
“Aliana’s strong demographics, exceptional master-planned environment, and proximity to major employment corridors make it an ideal setting to deliver a community that meets the evolving expectations of today’s renters,” said Carter Bechtol, Head of Triten Residential.
NewQuest owns and developed the adjacent The Grand at Aliana, a 650,000-SF retail center that is finishing up its final expansion with a Dick’s Sporting Goods and Havertys Furniture.
“This groundbreaking marks an important milestone for The Grand at Aliana, bringing the final residential component into a fully realized mixed-use environment,” said Austin Alvis, President and Chief Development Officer at NewQuest. “From the outset, our vision has been to create a dynamic, walkable destination that integrates retail, dining, services, and now high-quality residential living.”
Located near Fort Bend ISD’s Malala Yousafzai Elementary, the three-story, garden-style apartments will offer studio, one, two and three-bedroom units with an average size of 930 SF.
The project team includes Humphreys & Partners architects, OHT Partners as general contractor, and Bowman, the civil engineer. Associated Bank provided construction financing.
The Landing at Aliana is planned to open in Summer 2027 with construction winding up in 2028.
