Two Energy Firms Lease Space Amid Memorial City Office Surge

HOUSTON – (Realty News Report) Memorial City, a 300-acre mixed-used development in West Houston, reported 90,000 SF of new office leases, including two notable moves by energy firms.

The new Memorial City office tenants are: Asset Living, BW Energy USA Management Inc., Rystad Energy, Longbridge Financial, LLC and Marubeni America Corp.

“We are thrilled to welcome our new tenants and their employees to our Class A office buildings in Memorial City,” said Brad MacDougall, Vice President – Office Leasing at MetroNational, a Houston firm that has worked for decades to develop Memorial City.

Located east of the Energy Corridor, Memorial City contains 10 million SF of developed real estate, including office space; the Memorial City Mall and other retail; high rise and midrise apartments; restaurants; hotels; and a hospital complex. Memorial City, owned and managed by MetroNational, is located along Interstate 10 near Gessner and Bunker Hill roads.

“Our employees not only love the prime location of our new office with easy commuting in the greater Houston area but are also looking forward to the variety of unique amenities at its doorstep,” said new Memorial City tenant Ryan McGrath, CEO and President at Asset Living. “As we were considering various office spaces, we knew that 945 Bunker Hill was the perfect fit.”

Brad MacDougall and Warren Alexander represented the landlord, MetroNational in the following Memorial City office leases.

Asset Living, a Houston-based property management firm, has leased 24,040 SF at 945 Bunker Hill Rd. Dan Boyles of NAI Partners represented the tenant, which will move in the Fall of 2022.

Houston-based oil and gas company, BW Energy USA Management Inc., will occupy a 23,652 SF office space at 945 Bunker Hill Rd. Griff Bandy of NAI Partners represented the tenant, which will move on July 1.

Rystad Energy, an independent energy research and business intelligence company, will move into a 23,652 SF office space at 920 Memorial City Way in Fall 2022. Jay Kyle of Colliers represented the tenant, Rystad Energy.

Longbridge Financial, LLC, an innovative company committed to helping homeowners reshape their financial future, has moved into a 16,415 SF office space at 945 Bunker Hill Rd. Jack Parsons represented the tenant.

General trading company, Marubeni America Corporation, has leased 4,665 SF at 945 Bunker Hill Rd. Sheena Gohil and Jay Kyle of Colliers represented the tenant, who will move into the space end of 2022.

The leasing in Memorial City comes as office leasing activity has picked up in Houston.

Earlier this week,  Cheniere Energy announced it is moving its 151,490-SF headquarters offices to the new 47-story Texas Tower in  downtown Houston.
