HOUSTON – (Realty News Report) – CP Group, an owner and operator of office buildings in high-growth markets across the Sunbelt, announced four new tenants and two lease renewals at 5POP, a 28-story tower just inside West Loop 610.
CP Group signed nearly 50,000 SF of new deals, including a full-floor lease by Xceed Office, following the completion of $12 million in improvements to reposition the building as a parkside destination near River Oaks and the Galleria. Built in 1982 and acquired by CP Group in 2021, the building at 4400 Post Oak Parkway was previously called 5 Post Oak Park.
The leases were primarily comprised of newly constructed move-in-ready spec suites as part of the company’s worCPlace flexible workplace offering. CP Group will deliver the next phase of spec suites this summer.
Xceed Office, an executive office suites provider founded by Mohammad Ali in Katy, leased 22,450-SF for the buildout of its flagship Houston office. Edward Edson and Jordan Trout of Colliers represented the tenant.

In other new leases, energy and industrial company Hanwha USA signed a lease for 7,521 SF. David Guion, Albert Spiers, and Christopher Oliver of Cushman & Wakefield represented the tenant. Eagle LNG, represented by Matt Trozzo and Harrison Yang of JLL, leased 5,494 SF. Arnie & Company, PC, a CPA firm represented by Candace Baggett of The Calibre Group, leased 3,408 SF.
Robert W. Baird & Co., a global financial services firm, renewed its 7,797-SF lease. David Bale of JLL represented the tenant. Pinchal & Company, a professional services firm, renewed its 2,933-SF lease. The tenant was represented by Weldon Martin of Stream Realty.
Transwestern Real Estate Services’ Eric Anderson, Evelyn Ward, and Avery McGahee represented CP Group in all the leases.
The 566,773-SF building, which has a modern lobby with coffee bar, new fitness center, and upgraded conference amenities, is just north of San Felipe off Briar Oaks Lane near the River Oaks neighborhood. Mack Allen’s, an upscale restaurant from the owner of The Rouxpour restaurants, will open at 5POP this year as a place for business dining, client meetings, and happy hours.

Anchored by accounting and consulting firm Weaver and financial services firm UBS, 5POP is across the street from The Houston Grand Hotel – River Oaks, formerly the St. Regis Houston. The 232-room hotel at 1919 Briar Oaks Lane is undergoing a complete renovation by the new owner Saddlebrook Equity & Management, a company founded by Houston businessman Leslie Doggett.
The leasing activity comes as Houston’s office vacancy remains elevated – currently 27.4%, according to Colliers. The bright spot is the Houston region posted occupancy gains in 2025.
Founded in 1986, CP Group has acquired, repositioned, and operated over 170 office and mixed-use properties, totaling more than 64 million square feet. The company recently expanded its Denver holdings with the acquisition of Denver Place, a 930,020-SF mixed-use office property in downtown Denver.
CP Group has offices in Atlanta, Boca Raton, Dallas, Denver, Jacksonville, Miami, and Washington, D.C.
