Warehouses Rising on Old Airport Site – Major Spec Project Underway

CYPRESS, Texas – (Realty News Report) –  Trammell Crow Company one of the nation’s largest commercial real estate developers, and joint venture partner Clarion Partners have broken ground on Weiser Business Park on the site of former airport in northwest Houston.

Major Spec Project Underway

The business park, with over 1 million SF of development planned for eventual build-out, sits on a 130-acre site located on Highway 290, approximately 20 miles from downtown Houston.

In 1945, the F.H. Jackson Airport opened on the site. The airport was renamed Weiser Airpark in 1963 and it operated until a couple of years ago when it was sold for new development.

The former airport property is viewed as a highly valued tract in Northwest Houston, a huge industrial submarket. Demand for warehouse space has surged in recent years and construction and absorption of industrial has been very strong in Houston.

The first phase of the Weiser Business Park, Weiser Business Park will include three speculative Class A industrial buildings totaling 557,490 SF. Phase I is expected to deliver in the second quarter of 2022.

Building 1 at Weiser Business Park is a 75,890-SF  rear-load facility with 128 vehicle parking spaces and a 28’ clear height. Building 2 is a 223,400-SF cross-dock with a 32’ clear height, 229 parking spaces, and trailer parking. Building 3 is a 258,200-SF cross-dock facility with a 32’ clear height, 260 parking spaces, and trailer parking.

Additional 520,000 SF in the Pipeline

Leasing is being handled by Robert McGee and Taylor Schmidt of Lee and Associates. Construction is expected to commence on a fourth building at Weiser Business Park in early 2022 and will deliver an additional 520,000 SF of industrial space.

“Weiser Business Park is located in the heart of the Northwest Industrial Submarket, an ideal distribution point for companies in the e-commerce, consumer goods, and home building industries due to the proximity to the Woodlands, Katy, and the growing master-planned communities of Bridgeland and Towne Lake,” said Jeremy Garner of Trammell Crow Company’s Houston office. “Our delivery of a project of this scale in a great infill location, coupled with the site’s frontage and direct access to 290, will appeal to industrial tenants that are seeking proximity to customers and high-exposure for their brands.”

The project is accessed via a newly constructed extension of Fallbrook Drive, connecting Huffmeister Road to Highway 290.
