Whole Foods to Anchor New Cypress Development

HOUSTON – (Realty News Report) – Trademark Property Co. will break ground on the Dunham Pointe, a 202,000-SF retail and restaurant district anchored by Whole Foods Market in Cypress.

The Fort Worth-based real estate company and its partner MetLife Investment Management have secured financing for Dunham Pointe and set a date of Oct. 1 to break ground. PNC Bank provided financing. So far, 14 tenants have committed to space.

“Starting construction is a major milestone for us and for Dunham Pointe,” Terry Montesi, CEO and founder of Trademark, said in an announcement. “We are seeing the start of a new retail development cycle after one of the longest downturns in history. With record-low national retail vacancy and construction starts, the market is genuinely undersupplied, and developers and investors are starting to respond. We are proud to be among the first movers, getting impactful projects like Dunham Pointe off the ground.”

Whole Foods Market has about 10 locations in the Houston area and the new Dunham Pointe store will be its first in Cypress. Founded in Austin in 1980, Whole Foods was acquired by Amazon in 2017.

Also in the area, Trader Joe’s recently opened a store in Towne Lake master planned community and Costco is building a store along the Grand Parkway.

The 25-acre retail village at Mason Road and Highway 290 in Cypress will include an Amorino Gelato, Fidelity, LaserAway, Milkshake Factory, a national junior fashion anchor, Nordstrom Rack, Ojo de Agua, Pepper Lunch, Playa Bowls, Pokeworks, Shake Shack, Solidcore, and Texas Country Boots. Lease negotiations are in the works with more than 12 tenants totaling 65,000 square feet.

The lifestyle center is part of the 1,300-acre Dunham Pointe community. More than 1,000 new homes have been sold since the community opened for sales in 2021. Dunham Pointe is close to Bridgeland, which is one of the nation’s top selling communities with 500 new homes in the first half of 2026.

Dunham Pointe Development, the master plan developer, plans to bring multifamily, townhomes, medical facilities, and additional commercial uses to the community.

“The response from homebuyers has validated the vision we had for Dunham Pointe from the beginning,” said Cary Dunham, executive vice president of Dunham Pointe Development. “We wanted to create a community where families could not only find an exceptional home, but also have amenities, restaurants, shopping, and services close at hand. The pace of home sales has created the critical mass to support that next phase of development, and Trademark recognized the opportunity. Their investment is an important milestone in making Dunham Pointe the complete community we envisioned.”

Elsewhere in Texas, Trademark Property is developing Shivers Farm, a Whole Foods-anchored mixed-use project in Southlake, and Anthem, the 403,000-SF redevelopment of the former Lincoln Square shopping center in North Arlington. Both projects are being developed in partnership with Harrison Street Asset Management. The three developments represent 721,000 square feet of new or refreshed retail space.

Boilerplate: Trademark has invested in, developed, or redeveloped 24 million square feet of mixed-use, multifamily, and retail assets worth $5 billion. Trademark operates Market Street-The Woodlands and Dunham Pointe in the Houston area.
