3,000 Homes to be Built in New Arabella Crossing

HOUSTON – (By Ralph Bivins, Realty News Report) – A 1,074-acre tract on the northeast side of the Greater Houston area has been acquired for the development of a new master planned community where more than 3,000 homes will be constructed.

The community, called Arabella Crossing, will be on the north side of FM 1960 in the Dayton area. The property was acquired by Connor Investment Real Estate, LLC, which will land bank the property for the developer, Paul Hayden Development.

The site is the largest contiguous parcel between the Grand Parkway and Dayton.

Tommy LeBlanc and John-Michael Kamel of MLB Commercial Real Estate together with Carell Freeman and Justin Die of Freeman & Die represented the seller in the transaction. Reed Vestal, John Erck, and Quade Towers of Junction Commercial Real Estate represented Connor Investment Real Estate, LLC in the acquisition of the tract.

“This transaction underscores the growing need for large, developable parcels suited for long term residential growth,” said Tommy LeBlanc of MLB CRE. “Opportunities of this scale and location are now scarce, and securing this tract positions all parties for meaningful long-term success.”

MLB CRE is the commercial brokerage arm of MLB Capital Partners, a Houston firm led by Todd Mason, Jeff Lindenberg, and Fred Baca.

Plans call for a  community with extensive walking trails, parks, and landscaped green space. Phase I will deliver more than 1,000 homesites across 40-, 45-, and 55-foot lots, laying the groundwork for a future neighborhood shaped for long term growth. An elementary school is designated on the land plan along with commercial development along FM 1960.

“This acquisition allows us to bring a meaningful, thoughtfully planned residential community to one of the region’s strongest growth corridors. Arabella Crossing will set a new standard for quality, amenities, and access along FM 1960,” said Paul Garza, CEO of Paul Hayden Developments.

Houston led the nation in single-family building permits in 2024.
