HOUSTON – (Realty News Report) – NewQuest has started construction on the multi-tenant component of Texas Heritage Marketplace, a $400 million mixed-use development that will bring 800,000 SF of retail to a growing region of Waller County.
The development sits on 165 acres at the southeast corner of Interstate 10 and Texas Heritage Parkway in the Katy area. Construction is underway for anchors Lowe’s Home Improvement, Target, and Sam’s Club with staggered openings planned to begin in September.
Heritage Grove, a five-acre greenspace, will be at the center of the development surrounded by 35,000 SF of restaurants and spa or fitness-related retail, according to NewQuest. Escalante’s, Tony C’s, and Aji Izakaya, are among the planned restaurants. In a nearby building, four junior anchors will occupy just over 100,000 SF: Academy Sports and Outdoors, Burlington, Spec’s, and Ulta Beauty. EOS Fitness will occupy a 40,000-SF building. The stores and restaurants will begin opening in the first quarter of 2027.
Construction is also underway for Chase Bank and Whataburger, two of the development’s 12 ground-lease tenants. A 10,000-SF building will be occupied by James Avery, Mattress Firm, The Kebab Shop, and one more tenant.
Following the Rooftops
Texas Heritage Marketplace aims to meet consumer demand in the western Katy/Fulshear/Brookshire area where thousands of homes have been built in recent years. It’s at the doorstep to some of the nation’s top-selling master-planned communities, such as Jordan Ranch, Tamarron, and Cross Creek Ranch. Additionally, Hines is developing a community planned for more than 7,000 homes near FM 1093 and Texas Heritage Parkway.
“The attraction for so many top brands is Texas Heritage Marketplace’s dynamic location, which is a first-in, last-out intersection for the surrounding residential developments,” said David Meyers, managing director of leasing and development partner for NewQuest.
When complete, the regional development is projected to draw more than 9 million visitors a year, according to NewQuest.
Multifamily and More
Houston-based Arch-Con Corp. is the general contractor for multi-tenant retail construction and site work, while California-based AO is the architect of record.
Texas Heritage Marketplace, which has over half a mile of frontage along the Katy Freeway, is more than 90% pre-leased, according to NewQuest.
Located about 5 miles west of Katy Mills Mall and 32 miles west of downtown Houston, the development will also include a medical office building and 550 high-end apartments built in two phases.

Texas Heritage Marketplace joins a number of new retail developments around the Houston suburbs.
Trademark Property Co. will break ground on Dunham Pointe, a 25-acre retail village at Mason Road and Highway 290 in Cypress, this summer. Planned tenants include an organic grocer, Shake Shack, Amorino Gelato, Milkshake Factory, and Pokeworks. Planned for 206,000 SF of grocery, restaurant, and retail space, the lifestyle center is part of the 1,300-acre Dunham Pointe community.
Fidelis, one of the largest retail center developers in Texas, acquired 42 acres at the intersection of the future Grand Parkway (currently the Highway 35 Bypass) and FM 517 in Alvin. Planned to break ground in early 2027, the project will initially include 280,000 SF of retail, according to Fidelis. Boucher Design Group serves as the project architect.
The Signorelli Co. is preparing to launch The Village Green, a proposed 20-acre social hub with a one-acre green space in the Valley Ranch community in New Caney. Planned for 190,000 SF of retail and 40,000 SF of office space, The Village Green will feature restaurants with patios, fitness tenants, and boutique retail. The development is near the Grand Parkway and Valley Ranch Parkway.
