RNR Real Estate Briefs from Realty News Report – HOUSTON – The Royston, Rayzor, Vickery & Williams law firm leased 11,611 SF at the 1415 Louisiana building in downtown Houston. Griff Bandy and John Zivley of Partners Real Estate represented the law firm in the transaction. The landlord, Wedge Commercial Properties, was represented by Connor Saxe of Cushman & Wakefield.


HOUSTON — American Export Auto, LLC, purchased a 6000 SF warehouse on 4.57 acres at 807 Hill Road. Melissa Gerber Brams  of Gerber Realty represented the buyer and John Munoz of Hacienda Real Estate  represented the seller.


CYPRESS, Texas  – Tandoori Hut leased a 4,565 SF end cap in NewQuest Properties’  Cypress Village Station on Highway 290 in northwest Houston


HOUSTON – Oxford Partners  recently represented Vard Marine, Inc., in the lease and relocation of 6,694 SF at 1311 Broadfield Blvd. Oxford Partners’ D.J. Hale  represented the tenant. The landlord, Rycore Broadfield, LLC, was represented by Jack Russo  of JLL. 


HOUSTON – A 5,800 SF office building at 1458 Campbell Road was sold. Melissa Brams  of Gerber Realty  represented the seller and Kevin Riles   of Kevin Riles Commercial  represented the buyer.


HOUSTON – Pelican Builders  has opened a model residence at its currently-under-construction west Houston high-rise condo tower, The Hawthorne, on San Felipe Road in the Tanglewood area.


GALVESTON, Texas – Bayside Storage, a 29,295 SF self-storage property with 423 units has been sold. Brokers Justin Beck  and Grant Hankins  of Whitebox Real Estate  represented the buyer.


LA PORTE, Texas – Diamond Technical Services, Inc., has leased 8,000 SF at 413 Independence Parkway South in La Porte. Melissa Gerber Brams  of Gerber Realty  represented the tenant and Katie Keys  of Junction Commercial Real Estate  represented the landlord, Independence Business Park, LLC.

TEXAS — RNR Real Estate Briefs from Realty News Report

FORT WORTH – JLL Capital Markets  represented the seller of Eastchase Market, a 261,730 SF retail center near Interstate 30 in Fort Worth. Built in 1995, Eastchase Market is 91.9 percent occupied. Anchor tenants include AMC Theatres, Ross Dress for Less, Spec’s, Big Lots, Harbor Freight Tools and Marshalls. The JLL Retail Capital Markets team was led by Adam Howells, Barry Brown  and Cole Sutter.


FORT WORTH – Newmark  arranged the joint venture equity placement for the development of Oak Creek Distribution Center, a 238,289 SF industrial project at 4851 E. Loop 820 in Fort Worth. Newmark’s Dustin Volz, Stephen Bailey, Dom Espinosa  and Zach Riebe  secured the financing from Diamond Realty Investments on behalf of the sponsor, Falcon Commercial Development, a Dallas-based industrial development company.


ALLEN, Texas – JaRyCo broke ground on FarmWorks One, a 102,000 SF, three-story office building at The Farm in Allen, a 135-acre mixed-use project in the north Dallas suburb of Allen. The Newmark  team of Nathan Durham, Duane Henley  and Natalie Serio  will lease FarmWorks One. Rogers-O’Brien Construction is the general contractor and Omniplan is the architect. At completion, The Farm in Allen will have 1.6 million SF of office space, 142,000 SF of retail, a 150-key hotel, 60,000 SF of restaurants, 112 townhomes and 2,400 urban residential units.


FORT WORTH — Colliers  announced the sale of 12600 Willow Springs Road, a three-story office investment in north Fort Worth. The project completed construction in 2022 of a high-quality finish-out and sits on a 17.2-acre parcel near U.S. Highway 287. Colliers Cody Payne  and Austin Edelmon  had the listing.


DALLAS —Bolour Associates Inc.  has sold a Class A, 7,200 SF medical office building in Dallas. David Zoller  and Corbin Tanenbaum  of Weitzman Retail Brokers  represented Bolour in the sale. The buyer was represented by Justin Utay  of NAI Robert Lynn. 


PECOS, Texas – Partners Real Estate arranged the sale of a 6,250-SF industrial property located on Ocotillo Drive in Pecos. Partners’ Derek Anthony represented the buyer, Ondrak Family Holdings, LLC in the transaction. The seller was represented by Trey Dennis of Moriah Brokerage Services, LLC.

PHOENIX, Ariz. — Cushman & Wakefield  brokered the sale of the 143-room Aloft Phoenix-Airport hotel. The six-story hospitality asset was acquired by Atlanta-based RADCO Cos.


HENDERSON, Nev. – The 3,600-acre Lake Las Vegas has started Bella Strada, a double-gated, single-story new home collection from Toll Brothers featuring homes ranging from 3,229 to 3,468 SF. Prices start at $1.07 million.


NEW YORK, N.Y. — Hilton has introduced a new brand called Hilton Tempo. The firm just opened the 661-room Tempo by Hilton Times Square, the first hotel from Hilton’s newest stylish and contemporary lifestyle brand. Located in TSX Broadway, a new 46-story tower featuring experiential retail and the historic Palace Theatre, the hotel caters to the evolving needs of travelers requiring both moments of relaxation and inspiration.


SALT LAKE CITY, Utah — JLL Capital Markets  arranged the sale of Mountain Point Medical Center, a 60,000 SF medical office building in Lehi, Utah, near Salt Lake City. JLL represented the seller, an affiliate of The Inland Real Estate Group of Companies, Inc.,  and procured the buyer, an affiliate of Heitman, LLC.

THE WOODLANDS – The Howard Hughes Corporation announced that Mack Allen’s, an upscale seafood restaurant, will be built in Creekside Park Village Center in The Woodlands. Mack Allen’s is the creation of Houston restaurateurs Mack and Tan McDonald, and part of the McDonald Entertainment Group.

Mack Allen’s will offer a diverse and appealing menu with a focus on fresh seafood, full oyster bar, prime steaks, and unique culinary dishes – creating memorable dining experiences from longtime Houston area Executive Chefs, Carlos Andrade and Manny Viveros. The 7,000-SF restaurant will have  an extensive patio.

Mack Allen’s will be built on over two acres near the intersection of Creekside Forest Drive and Timarron Drive in Creekside Park Village Center. Mack Allen’s is anticipated to open in the latter half of 2024. Mack Allen’s was represented by Kashay Mendes of S.E. Covington & Company while Howard Hughes was represented in-house.

The Woodlands is a 28,500-acre master planned community located 27 miles north of downtown Houston.
